The BMS Project Manager is the end-to-end owner of Building Management System (BMS) project delivery across assigned regions. You will lead complex, multi-stakeholder controls integration efforts in commercial and mission-critical environments-primarily data centers-while ensuring that projects are delivered on time, on budget, and with the highest standards of safety and quality.
Essential Functions
- Lead BMS project lifecycle: scope, procurement, scheduling, subcontractor coordination, commissioning, and close-out.
- Own $6-10M in project revenue annually.
- Ensure milestone delivery, punch list closure, documentation handoff, and system commissioning.
- Manage general contractor relationships, worksite coordination, and field communications.
- Track project budgets, schedule forecasts, and support financial reporting in partnership with internal finance.
- Serve as the primary project contact for customers, contractors, and internal teams.
- Coordinate with Controls Technicians and subcontractors on daily work scopes, installation quality, and safety compliance.
- Escalate workforce constraints or GC issues to the BMS Operations Manager.
- Participate in project meetings with GCs, customers, and internal departments.
- Collaborate with the BMS Engineering team on system design questions, documentation revisions, and engineered drawing updates.
- Support Change Orders by helping scope, price, and approve updated design or software elements in coordination with Sales Engineers and Engineering.
- Align with Procurement and Engineering to ensure timely delivery of materials and equipment.
- Ensure field changes and as-built updates are captured accurately for documentation.
- Conduct system checkouts, point-to-point testing, and oversee final commissioning of BMS systems.
- Identify risks or integration challenges early and lead solutions with internal and external stakeholders.
Minimum Qualifications
- 5+ years of project management experience in BAS/BMS Controls, low-voltage systems, or building automation
- Strong working knowledge of BMS platforms such as Tridium Niagara, Distech Controls, or similar
- Proven ability to read and interpret electrical drawings, control schematics, and construction documents
- Familiar with conduit installation practices (EMT, IMC) and data center or critical facility environments
- Proficient in Microsoft Office (Excel, Word, Outlook) and project management software (e.g., MS Project, Procore)
- PMP certification preferred

- Comfortable working in construction settings, including use of ladders, lifts, and navigating confined spaces
- Physically able to lift up to 50 lbs and comply with jobsite safety protocols
- Detail-oriented with a hands-on mindset and proactive approach to project execution
