The Real Estate Services (RES) Department manages real property assets for the City of Savannah, including, but not limited to, real estate transactions, facility maintenance, and operations.

Within RES, the Property Acquisition and Disposition (PAD) Division is responsible for overseeing all real estate transactions. This includes acquiring real property to support the Citys strategic initiatives and programs; disposing of surplus City-owned property through public sale; negotiating and administering leases; managing public requests for real property encroachments, easements, declarations of surplus, and temporary right-of-way uses.

PAD is seeking a qualified and self-motivated real estate professional to join our team. The Real Estate Specialist will be responsible for handling all aspects of real estate-related functions, including acquisition, disposition, and leasing of real property; processing real estate-related petitions from the public; and conducting research and analysis at the direction of the Real Estate Services Senior Director and/or Real Estate Manager.

  • Coordinate real estate transactions (acquisition, disposition, leasing) in accordance with department policies and applicable federal, state, and local laws.
  • Perform acquisition-related tasks, including site selection, parcel and zoning research, drafting and negotiating purchase and sale agreements and leases, coordinating due diligence (title, surveys, environmental and geotechnical assessments, etc.), and facilitating closings in collaboration with the City Attorneys Office.
  • Support the disposition of surplus property, including drafting specifications for Requests for Proposals (RFPs), coordinating with the Citys Purchasing Department and real estate brokerage firms, and managing sealed bid processes to ensure timely and compliant closings.
  • Administer acquisition of land rights for infrastructure projects in compliance with the Uniform Relocation Assistance and Real Property Acquisition Policies Act of 1970, including identifying resident needs, researching comparable housing, and assisting with the relocation of displaced residents.
  • Process petitions and requests for use of City rights-of-way (e.g., signage, awnings, sidewalk tables and seating, menu boards, parklets, etc.)
  • Respond to inquiries from residents, internal departments, and City leadership.
  • Conduct real estate research and prepare clear, concise, and well-organized reports.
  • Support special projects and perform other related duties as assigned.
  • Perform other related duties and responsibilities as required.

Bachelor's degree in Business or Public Administration, Real Estate, or Urban Planning/Development, or a related field, with demonstrated coursework in real estate, business, or equivalent combination of education, training, or experience.

Must possess and maintain a valid state-issued driver's license with an acceptable driving history.

Preferred Qualifications: In addition to the minimum qualifications listed above, the ideal candidate will possess a minimum of three (3) years of professional experience in one or more of the following areas: business, real estate sales, development, property management, paralegal work, mortgage lending, or property appraisal.

Work Location: 20 Interchange Drive

Work Hours: 8:00am 5:00pm, Monday - Friday

Additional Requirements: Background investigation, including supervised drug screen, post offer/pre-employment medical screen; and verification of education, certifications, and licenses required prior to employment. If not already completed, the chosen candidate must successfully complete a State of Georgia 75-hour Real Estate Salesperson Pre-Licensing Course within the six-month employment probationary period.

Any active Georgia Real Estate salesperson or broker license will be held in an inactive status while employed with the City.
