Stone Mountain Properties is seeking experienced maintenance supervisors. The maintenance supervisor role requires effective and careful evaluation in response to a broad range of maintenance needs to ensure the efficient operation of the property. Maintenance Supervisors maintain building operations and ensure that the facilities are always safe and functional.
Job Duties and Responsibilities
Directly supervises 2 10 employees within the maintenance department.
Supervisory responsibilities may include:
interviewing, training, planning, assigning, and directing work;
assisting in appraising performance, rewarding and disciplining employees;
addressing complaints and resolving problems.
Oversees the completion of work orders generated from residents service requests by instituting an efficient system of procedures, completing repairs personally or delegating tasks to maintenance department associates, and inspecting completed work for quality.
Assists in managing building assets, including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems.
Assists in effectively planning, scheduling, and evaluating preventative maintenance programs.
Assists in recommending, planning, scheduling, and inspecting third-party vendor/contractor work performed on the property.
Performs ongoing facility maintenance and repairs by diagnosing the source or cause of defect or problem and completes repairs in accordance with established policies, procedures, safety standards, and code requirements.
Conducts regular safety meetings with property staff; maintains and communicates HAZCOM standards. Keeps MSDS sheets current and readily accessible; Maintains knowledge of EPA and OSHA regulation regarding proper storage of and management of hazardous materials, including solvents, flammables, caustics, and refrigerants.
Maintains accurate records regarding preventative maintenance, service requests, expenditures, apartment make-ready status, and other work-in-progress.
Ensures all maintenance associates have proper supplies and equipment.
Follow all company, safety, and security policies and procedures; reports equipment problems and maintenance issues, accidents, injuries, safety hazards, or unsafe work conditions to property managers.
Conducts appropriate coaching and accountability of maintenance associates.
Assists the property manager in scheduling maintenance department associates according to business levels and ensuring maintenance is always available for emergencies, 24 hours a day 7 days a week.
Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures.
Working on damaged electrical wiring when a shortage or severed wire occurs.
Performing appliance repair and appliance installation.
Maintaining the building's HVAC equipment to keep climate control in the facility functioning properly.
Performs basic carpentry, painting, and drywall repair.
Fixing potential safety hazards to avoid injuries and applying preventative measures to the building to reduce the risk of future problems.
Completes documentation, reporting, and other paperwork in a timely, accurate, and complete fashion.
Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not wasting materials and supplies, and practicing the correct use of tools and equipment.
Qualifications
Legal authorization to work in the United States.
Requires a High school diploma or general education degree (GED), or three to five years related experience and/or training, or an equivalent combination of education and experience.
Preferred associate degree (AA) or equivalent from a two-year college or technical school, or three to five years related experience and/or training, or equivalent combination of education and experience.
Valid drivers license and automobile insurance coverage.
Certificates, licenses, and registrations: OSHA30, OSHA10, HVAC, CALP, CPO, Electrician, Plumbing, Carpentry, and Appliance repair certifications preferred.
Ability to communicate effectively, both written and verbal
On-call coverage for emergencies after hours, weekends, and holidays
Ability to respond and remedy maintenance issues in a timely manner
Other skills required:
Plumbing knowledge to address leaks, clogs, or other drainage problems
Electrical wiring capabilities to manage problems with the building's electricity
Carpentry ability to handle basic repairs around the building
Groundskeeping to maintain lawns and other outdoor areas in need of maintenance
