Position Summary
Under the broad direction of the Mechanical Systems Manager of the Hospital Zone of Maintenance and Alterations, the Sr. Superintendent-Hospital Zone will supervise a multi-trade staff consisting of journey-level Electricians, Plumbers, and Utilities trades responsible for the maintenance of the UCLA Ronald Reagan Medical Center. The services provided to the RRMC include not only routine and preventive maintenance, trouble call, and emergency response for all electrical, plumbing and utility building systems, but also services critical to patient care, accreditation and the emergency room trauma center. The Sr. Superintendent will provide Joint Commission compliance documentation for the UCLA Ronald Regan Medical Center.

Qualifications
Demonstrated experience in a Medical Center Demonstrated, recent experience working in a Medical Center environment and the skills to organize work, evaluate progress, ensure craft work assignments and meet stated Joint Commission standards (Required) Skill in managing all administrative and technical aspects of maintenance and alterations processes in a campus/scientific/medical environment. (Required) Skill in writing concise, logical and grammatically correct correspondence, procedures, and analytical reports. (Required) Working knowledge of Joint Commission, Occupational Safety and Health Administration general safety rules, equipment, and clothing, California Administrative Codes including Titles 19, 22, and 24, and OSHPD regulations when overseeing construction projects (Required) Working knowledge of computers utilizing Microsoft Office Suite, computerized project maintenance system such as Maximo, and timekeeping software such as Kronos (Preferred) Working knowledge of construction specifications, technical drawings, construction methodology, construction scheduling techniques, safety requirements and codes sufficient to prepare work scopes, budgets, schedules, address project delays or disruption (Required) Ability to exercise sound time management skills and control of projects and work proactively to mitigate delays, legal confrontations, budget problems and any additional complication that may jeopardize project or client confidence. (Required) Ability to communicate effectively on a one-to-one basis or in a group setting to obtain information; explain policies, procedures etc; or persuade others to accept or adopt a specific opinion, action etc. (Required) Ability to manage, organize and demonstrate command of a complex and continuously changing array of information, dates, places and people in a systematic way in order to optimize efficiency and minimize duplication of effort (Required) Ability to maintain equality in the face of resistance, indifference or hostility. (Required) Ability to establish and maintain cooperative working relationships with peers, department and university personnel, and the public in order to promote services provided by Facilities Management and to improve upon the image of the department (Required) Ability to work under fluctuating workload conditions with frequent interruptions, distractions and emergencies.
