This doesnt include doing the carpet, if you have somebody that can put the carpet in there, let me know how much and well go from there. That labor is just everything else other than the carpet.
This is due on Sunday, August 9 if work is completed before due date we can pay out a $250 bonus when work is completed.
1. Landscaping & Yard Work
Trim all trees (around house, backyard corner near power line, and front yard near streetlight/power lines).
Remove large shrubs (left side of property) and small bushes around the house.
Trim remaining bushes; remove dead tree in backyard.
Cut overgrown grass (front and backyard)
Weed front of house; add mulch after cleanup.
Fill holes near front porch and landscaping.
Clean yard of leaves and hidden trash.
Remove major trash and fallen branches (about one truckload).
2. Exterior Cleaning & Repairs
Pressure wash: house exterior, driveway, and garage floor.
Pressure wash soffit at main entrance (remove cobwebs).
Remove front-right brackets and old lock box (garage door frame, left side).
Repair chain gate so it closes fully.
Remove front-entry camera and fill holes.
Touch up garage door.
Paint front door (semi-gloss black).
Replace storm door hydraulic, remove storm door, patch holes, and paint trim.
3. Interior Cleaning
Deep clean: windowsills, behind appliances, appliances, toilets, showers, floors, ceiling fans, and exterior of kitchen cabinets.
Clean furnace register grill.
Use CLR on shower glass door.
Acid wash (resurface) shower pan.
4. Painting & Finishes
Touch up walls, ceilings, trim, doors, baseboards, windowsills, and closet shelves.
Paint bottom of cabinet bases (match white).
Paint inside laundry cabinets (including top shelf).
5. Electrical & Hardware
Install GFCI outlet in garage.
Replace non-working outlet and light switch cover plate.
Install wireless doorbell.
Add two new garage remotes, reprogram existing one.
Install wall-mounted lock box; move current lock box to garage door trim.
Install new hardware and key system (front and back doors) with 4 keys in lock box.
Ensure all bulbs match, door stops are installed, and gas/water valves are capped.
6. Fixtures & Window Treatments
Clean glass in light fixture.
Replace two ceiling fans (one with pull chain, one standard).
Install new exhaust fan.
Install 2-inch blind in front window (1-inch minis).
Reinstall right bracket of blind; remove blind and fill holes if needed.
Re-secure screen.
Repair window so it opens and locks.
Remove security alarm and patch hole.
7. Plumbing
Replace under-sink plumbing with regular PVC (kitchen and bathroom), using plumbers tape to prevent leaks.
Re-secure trim behind toilet valve.
Replace shower head in primary bathroom.
Reinstall original tub stopper in hall bathroom.
Replace modified showerhead in hall bathroom with standard one.
8. HVAC & Miscellaneous
Re-secure thermostat.
Install 20x20x1 filter.
Remove old caulk and re-caulk wet areas.
9. Garage & Structural Repairs
Repair and epoxy garage floor cracks.
Prep garage walls and ceiling.
Install Sheetrock to fix ceiling hole (~4 sq ft).
Remove all shelves, patch holes, and paint garage walls and ceiling.
10. Interior Repairs
Repair hole above toilet.
Replace carpet and padding in primary bedroom, bedroom 1, and bedroom 2 (due to animal urine smell).
