Position Summary & Responsibilities

Position Summary:

The physical Plant Supervisor Specialist is responsible for the planning, implementation, and oversight of all preventative maintenance activities and capital improvement projects within the facility. This role ensures that the physical infrastructure- including mechanical, electrical, plumbing, structural- is maintained in optimal condition to support safe and efficient operations. The supervisor leads a team of maintenance personnel and coordinates with contractors, vendors, and other departments to achieve facility goals and compliance with applicable regulations.

Job Responsibilities may include but are not limited to the following:

Preventative Maintenance Management

  • Develop and implement a comprehensive preventative maintenance program for all facility systems, buildings, vehicles, and equipment.
  • Schedule routine inspections, servicing, and repairs to prevent downtime and extend asset life.
  • Perform repairs as required to ensure facility security and adequate functioning of all physical plant operations.
  • Maintain accurate records of preventative maintenance activities, equipment status and service logs.
  • Respond to facility-related emergencies.
  • Prepare and submit required reports.
  • Utilize Facility Dude program to manage work assignments.
  • Inspect areas of the facility to assure scheduled preventative maintenance will be sufficient for the area or equipment and note any problems.

Capital Improvement Planning

  • Identify facility infrastructure needs and prioritize capital improvement projects in collaboration with senior leadership.
  • Develop project scopes, budgets, and timelines.
  • Coordinate with architects, engineers, contractors, and regulatory agencies as needed.
  • Monitor project progress to ensure alignment with budget, quality and safety standards.
  • Update DWSS, Business Manager and other facility leadership of Capital Improvement project progress.

Team Leadership

  • Supervise and support maintenance staff, including training, scheduling, and performance management.
  • Ensure staff follow procedures, building codes and organizational policies.
  • Foster a culture of accountability, continuous improvement, and customer services.
  • Develop written performance expectations that list major duties and responsibilities of Facilities Maintenance Supervisors and counsels each individual on what performance is expected of them during the rating period.
  • Implement orders, directives, policies, and procedures while managing staff and physical plant resources through supervision of subordinate employees.

Qualifications

Licensing & Certification:

Valid Driver's License

Minimum Qualifications:

Six years of experience in building trades or mechanical building trades. Education may be substituted for experience as determined relevant by the agency.

Preferred Qualifications:

Associate or Bachelor's degree in Facilities Management, Engineering, Construction Management, or related field. Proven experience managing preventative maintenance programs and capital projects. Familiarity with CMMS (Computerized Maintenance Management System) software. Excellent organizational, communication, and leadership skills. Ability to read and interpret blueprints, technical manuals, and building codes. Proficient with Microsoft Office Suite and facility management tools.

Post-Offer, Pre-employment Requirements:

Must take and pass a drug screening test approved by the Division of Personnel Services unless the incumbent is moving from safety-sensitive position to another safety-sensitive position within the same agency performing substantially similar duties. May be required to pass a background check.
