Estimator 3 is our senior estimating expert responsible for efficiently pricing complex, high value multi family and commercial projects. This individual is a go to resource for market data, technology adoption, and process improvement, while mentoring Estimator 1 and 2 teammates.

SUPERVISORY RESPONSIBILITIES

ESSENTIAL JOB FUNCTIONS

  • Lead estimates for large, complex drywall/paint or full scope bids
  • Develop and refine estimating SOPs and templates to improve accuracy and speed
  • Stay current on market trends, labor rates, and material pricing; update databases
  • Evaluate new technologies and recommend adoption to increase efficiency
  • Present bids to executive leadership and negotiate with clients/GCs as needed
  • Train and mentor team members, providing technical guidance and review

STANDARDS OF PERFORMANCE

  • Accuracy and Completeness of Estimates

Consistently delivers detailed, accurate, and fully scoped estimates that align with project specifications, drawings, and client expectations. Ensures all relevant cost factors, risk allowances, and scope assumptions are accounted for in every bid.

  • Timeliness and Responsiveness

Meets all internal and external deadlines for budgetary and final bid submissions. Provides timely communication and follow-up with clients, vendors, and internal stakeholders to support efficient decision-making and pursuit strategy.

  • Collaboration and Communication

Works proactively with Preconstruction, Project Management, and Field Operations to validate constructability, phasing, and production rates. Effectively communicates scope clarifications, exclusions, and value-engineering options to both clients and internal teams.

  • Leadership and Mentorship

Demonstrates ownership of the estimating process and takes initiative in improving bid strategies, cost history databases, and subcontractor relationships. Supports the training and development of junior estimators and promotes a culture of accuracy and accountability.

Qualifications

EDUCATION, EXPERIENCE AND TRAINING

  • Bachelor's degree preferred, or relevant practical experience.
  • 5+ years estimating complex multifamily/commercial projects
  • Advanced proficiency in estimation platforms
  • Deep knowledge of paint, drywall, and related scopes or full GC bid perspective
  • Strong leadership, mentorship, and client facing skills
  • Demonstrated track record of process improvement and tech adoption

MENTAL AND PHYSICAL REQUIREMENTS

  • Must possess strong analytical and critical thinking skills to evaluate complex construction documents, interpret scopes, and develop competitive bids under time constraints.
  • Requires sustained attention to detail and the ability to work independently on multiple estimates simultaneously while maintaining accuracy and organization.
  • Ability to sit for extended periods and work at a computer; occasional walking through job sites or attending meetings in varied locations may be required.

WORKING ENVIRONMENT AND CONDITIONS

  • Primarily office-based with occasional visits to job sites, pre-bid meetings, and client offices as needed.
  • Standard working hours with occasional extended hours required to meet bid deadlines or support project pursuits.
  • Professional, fast-paced environment with frequent collaboration across departments including Preconstruction, Project Management, and Field Operations.
