Lead Building Engineer
Location: Downtown Dallas
Schedule: Monday through Friday 8:00am to 5:00pm
Pay: $32.00-$40.00 an hour DOE
Experience Required: 5+ years in building maintenance/engineering
License: Valid driver's license required; EPA certification preferred
Position Overview
The Lead Building Engineer is responsible for supervising engineering team members, ensuring timely and thorough completion of maintenance tasks, and optimizing the life and reliability of all building mechanical systems. The ideal candidate is technically skilled, safety-conscious, customer-service focused, and experienced in Class A high-rise operations.
Key Responsibilities
Team Supervision & Communication
- Supervise engineering staff to ensure work is completed thoroughly and on time
- Coordinate with property management, tenants, and contractors
- Communicate professionally with tenants, vendors, and internal staff
Maintenance & Repairs
Perform preventive and corrective maintenance on mechanical, plumbing, and electrical systems
Maintain and operate:
HVAC systems: Chillers, boilers, pumps, and controls (DDC)
Plumbing systems (commercial)
Electrical systems: Circuit testing, resetting breakers, troubleshooting
Lighting systems and retrofits
Sprinkler systems, fire alarms, and fire pumps
Ensure building systems comply with safety codes and regulations
Work Orders & Inspections
- Respond to tenant service requests including hot/cold calls, lighting issues, locks, doors, etc.
- Complete and document preventive maintenance (PMs) and service requests in a timely manner
- Enter equipment data into CMMS (Computerized Maintenance Management System)
- Conduct regular inspections of building interiors, exteriors, and vacant floors
Vendor & Contractor Oversight
- Oversee and inspect work performed by external vendors and contractors
- Ensure all work complies with codes, safety guidelines, and building standards
- Maintain supply inventory for HVAC, lighting, plumbing, and tools
Daily Duties
- Open/close PMs and work orders in CMMS
- Assist engineers with daily tasks
- Walk and inspect building floors
- Participate in emergency response drills
- Check on property during inclement weather or emergencies
- Adhere to all company safety policies and procedures
Essential Functions
- Monitor and maintain all building systems
- Record equipment readings and make adjustments as necessary
- Ensure compliance with building codes and safety regulations
- Lift/move up to 50 lbs regularly, occasionally up to 100 lbs
- Climb ladders and use lifts up to 40 feet
- Perform inspections in tight spaces (kneeling, bending, crawling may be required)
- Visually and audibly detect alarms/emergency signals
Qualifications
- Minimum 5+ years of experience in commercial building operations
- Experience with Building Automation Systems (BAS)
- Strong understanding of HVAC, plumbing, fire life safety, electrical, and structural systems
- Ability to read building codes and schematics
- CMMS experience required
- Proficiency in Microsoft Office and email systems (Office 365)
- Strong communication and organizational skills
- EPA refrigeration certification preferred
- HVAC technical training strongly preferred
- Positive attitude, team player, and dependable attendance
Preferred Experience
- High-rise, Class A commercial building experience
- Familiarity with water treatment systems and life safety systems
- Strong customer service background
Training & Development
- Participate in internal and external training to enhance skills and stay current with industry standards
Work Environment
- Indoor/outdoor building environments
- Exposure to HVAC and electrical systems
- Physically demanding (walking, lifting, climbing, crouching)
