The Business Development Manager (BDM) is responsible for driving new business growth within the Commercial Division. This individual will focus on building relationships and generating opportunities with Property Managers, Facilities Managers, General Contractors, and Senior Living operators throughout the greater Charlotte market and surrounding regions.

Reporting directly to the Vice President of Commercial, this individual will work closely with both the VP and the Director of Preconstruction to align pursuit strategy with operational and estimating capacity.

ESSENTIAL JOB FUNCTIONS

New Business Development

  • Proactively identify and pursue new business opportunities with General Contractors, Property Management firms, Facility Managers, and Senior Living operators.
  • Build and maintain a pipeline of qualified prospects with regular outreach, meetings, and follow-up.
  • Develop and nurture long-term relationships with key decision-makers and influencers across target markets.
  • Represent the company at networking events, association meetings, and local industry functions.

Sales Strategy & Execution

  • Collaborate with the VP of Commercial and Director of Preconstruction to execute targeted pursuit strategies aligned with the division's growth plan.
  • Support go/no-go evaluations, prequalification processes, and RFP/proposal development.
  • Maintain accurate CRM tracking of leads, opportunities, and client engagement.
  • Monitor and report on business development KPIs and pipeline status regularly.

Market Positioning & Intelligence

  • Stay informed on local and regional construction trends, major projects, and competitor activity.
  • Provide market feedback to inform service offerings, client targeting, and branding strategies.
  • Manage divisions social media efforts.
  • Assist with proposal narratives, presentation materials, and client-facing collateral for project pursuits.

Qualifications

EDUCATION, EXPERIENCE AND TRAINING

  • Bachelor's degree preferred, or relevant practical experience.

STANDARDS OF PERFORMANCE

  • A healthy and growing pipeline of qualified commercial opportunities.
  • Expanded relationships across key market sectors: GCs, Property Managers, CRE contacts, and Senior Living.
  • Measurable contribution to closed revenue and pursuit wins.
  • Clear alignment with operational and preconstruction teams in pursuit strategy.
  • Increased visibility and reputation of the company within Charlotte's commercial ecosystem.

MENTAL AND PHYSICAL REQUIREMENTS

  • Strong organizational and communication skills.

WORKING ENVIRONMENT AND CONDITIONS

  • Travel between job sites, client offices, and company locations is required.
  • Ability to travel in market and out of town as needed.

TOOLS AND EQUIPMENT

  • CRM experience
  • Proficient in Microsoft Office; knowledge of construction software like Procore a plus.
  • Valid driver's license and reliable transportation to travel between job sites as needed
  • Office equipment such as computers, tablets, printers, copiers, etc.
