Facilities Operations - Painter
This position is primarily responsible for performing interior and exterior painting, varnishing, and staining for Carolina Meadows. Additional duties include maintaining appropriate and adequate painting supplies.
Painting Duties
1. Performs painting and repairs to the community as needed or instructed.
Conducts rounds to inspect condition of walls, doorframes, paint etc. of the work order location prior to the beginning of work. Conducts visual checks of entire Carolina Meadows Campus, noting any areas of concern to the Maintenance Supervisor or Project Manager.
Obtains work orders from Project Manager, Logistics Coordinator or other Plant Operations supervisors; ensures adequate supplies are available for the project and documents color, finish, etc. of paint used during the work order.
Completes all work orders in a timely fashion and logs time accordingly through CM's electronic work order system.
Completes handyman services to include limited repairs to electrical, plumbing, refrigeration, and heating/cooling systems as requested or in the absence or shortage of staff, and commensurate with knowledge and ability.
Utilizes a pressure washer to clean the exterior of buildings within the community.
Performs demolition of walls for remodeling and makes minor dry wall repairs as needed prior to painting.
Installs and/or removes cove base and wallpaper within the community. Preps walls for repainting or refinishing based on the appropriate method and paint type.
Paints walls within the community. Ensures the highest level of technique is used to apply the paint or texture to maintain resident and staff satisfaction.
Applies product to all types of surfaces using various painting techniques and materials. Determines the appropriate paint finish, stain, color and texture for each individual project.
Applies textured ceilings and/or walls and makes required repairs to existing applications.
Stains all molding, doorframes and window frames based on the request of resident or staff member. Determines color and finish of stain prior to beginning work.
Ensures that all floors, furnishings and other areas are protected from splattering.
Moves furniture during painting, as needed; ensures all furniture is placed back in appropriate place.
Repairs any damage caused by water leaks and informs the Maintenance Supervisor/Project Manager of any other outstanding issues noticed.
Stock Room and Inventory
2. Maintains adequate levels of all painting supplies and ensures the stock room is clean and free from debris.
Conducts weekly inventory visual counts to determine supplies needed for upcoming projects to include brushes, rollers and pans, wallpaper paste, etc. Notifies Senior Painter and/or Purchasing Manager of needed supplies.
May receive deliveries of supplies and sign all appropriate paperwork. Sends receipt of delivery and invoice to the Building Operations Director.
Transfers and stores all painting supplies in the paint storage room. Ensures all shelves are neatly stocked and organized based on type of product.
Conveys paint colors used, and locations, to Senior Painter for accurate tracking for future reference.
Conducts general cleaning of painting supply room including sweeping of floor and trash removal.
Required Education and Experience
High school diploma or general education degree (GED), should have residential and
commercial painting experience, and a Valid North Carolina's driver license required; or
equivalent combination of education and experience. Incumbent should be able to apply
common sense understanding to carry out instructions furnished in written and oral form, utilize
basic mathematic operations, possess a familiarity with small power and hand tools, possess
high-quality verbal and written communication ability, strong customer service and interpersonal
skills. Must be knowledgeable of various paint finishes, drywall installation, and application of
joint compounds, paint spraying, using texture hopper, finishes and the application of painting
products.
Preferred Education and Experience
High school diploma; seven (3) years residential and commercial painting experience with a
Valid North Carolina's driver license. Able to apply common sense understanding to carry out
instructions furnished in written and oral form, utilize basic mathematic operations, possess a
familiarity with small power and hand tools, possess high-quality verbal and written
communication ability, strong customer service and interpersonal skills. Knowledgeable of
various paint finishes, drywall installation, and application of joint compounds, paint spraying,
using texture hopper, finishes and the application of painting & stain products.
