Today, Colonial Williamsburg is the largest living history museum in the U.S. The Historic Area is the 301-acre restored colonial capital with 89 original buildings and 525 buildings reconstructed to how they appeared in the 18th century through extensive archaeological, architectural, and documentary research. About the Position
Operate, monitor and collect data from Building Automation & Energy Management Systems related to heating, ventilation, air conditioning (HVAC) and humidity control. Receives service calls (Affecting paying guests, fire, smoke, flood, safety hazard, imminent, significant property damage, BAS warnings) from internal & external customers, use two-way radio to dispatch service calls, create Work Orders generated through Building Automation System and Miss Utility Request, coordinate access if required, pull key if required. Manage Key Issuance & Assurance of Six thousand+ keys.
Essential Functions for CW Foundation:
Monitoring/Programming
- Understand and monitor building conditions on Johnson Controls and Automated Logic Building Automation System (BAS) programs.
- Acknowledge system alarms and determine if response is necessary.
- Override programming of BAS in response to changing building conditions, alarms, emergencies, and occupant concerns when appropriate.
- Adjust BAS program settings and/or schedules for planned events, holidays, etc.
Data Management
- Create and interpret data trends in BAS programs to improve building conditions and energy efficiency.
- Maintain shift logs to pass information to the next shift.
- Maintain key-control logs and card catalog for keys.
- Record and update information relevant to the Operations Department, such as phone numbers, personnel changes, employee responsibilities, maintenance schedules, etc.
- Respond to relevant information requests from employees, guests, tenants, contractors, etc. as appropriate.
HVAC Troubleshooting
- Determine cause of RHVAC concerns to correct problems remotely or create work order that clearly identifies the issue and provides relevant sensor data.
- Assist technicians in troubleshooting by providing data, controls testing, interpreting data trends, turning equipment on or off, locking system controls, overriding BAS programming, etc.
Maintenance Department Workflow
- Generate an average of 9-16 work orders per day depending on weather and season.
- Determine the appropriate department for task and location and assign work orders to the supervisor.
- Create Miss Utility marking requests.
- Coordinate Foundation response to external marking requests.
- Maintain on-call information and notify on-call personnel of emergency maintenance issues.
Security Functions
- Check out building keys for employees, contractors, and tenants as necessary and appropriate.
- Log keys back in and return them to key files.
- Contact individuals who have not returned keys.
- Provide key-log information for security personnel or law enforcement upon request.
- Control access to Work Control office and key files after hours.
Emergency Response
- This position is deemed “Mission Essential” and is required to report to work whether the Foundation is closed or not, regardless of the emergency, weather related or otherwise.
- Follow Emergency Procedures and Protocols in the event of emergencies such as weather events, biohazards, power outages, flooding, etc.
- Notify appropriate personnel of emergency conditions that may affect Foundation buildings, property, or people.
Customer Service
- Act as primary point of contact for Foundation maintenance departments and contractors.
- Answer phone calls and emails with courtesy and diplomacy.
- Follow up as necessary with internal and external customers.
Essential Functions for CW Corporate:
Monitoring/Programming
- Understand and monitor building conditions on Tracer BAS program.
- Acknowledge system alarms and determine if response is necessary.
- Override programming of BAS in response to changing building conditions, alarms, emergencies, concierge requests, and occupant concerns when appropriate.
- Adjust building maintenance programs for planned events, banquets, holidays, etc.
Data Management
- Maintain shift logs to pass information to the next shift.
- Keep and update information relevant to the Operations Department, such as phone numbers, personnel changes, employee responsibilities, maintenance schedules, etc.
- Respond to relevant information requests from employees, guests, tenants, contractors, etc. as appropriate.
HVAC Troubleshooting
- Determine cause of RHVAC concerns to correct problems remotely or send technician with work order that clearly identifies the issue and provides relevant sensor data.
- Assist technicians in troubleshooting by providing data, controls testing, interpreting data trends, turning equipment on or off, locking system controls, overriding BAS programming, etc.
Maintenance Department Workflow
- Generate an average of 32-54 work orders per day depending on weather and season, while weeding out repeated issue reporting calls from employees and guests.
- Use problem solving to determine which individual technician or contractor would be best to respond to calls depending on location and task and assign work orders appropriately.
- Maintain on-call information and notify on-call personnel of emergency maintenance issues.
Security Functions
- Control access to Work Control office after hours.

- This position is deemed “Mission Essential” and is required to report to work whether Corporation buildings are closed or not, regardless of the emergency, weather related or otherwise.
- Follow Emergency Procedures and Protocols in the event of emergencies such as weather events, biohazards, power outages, flooding, etc.
- Notify appropriate personnel of emergency conditions that may affect Corporation buildings, property, or people.
Customer Service

Qualifications:
Minimum:
- Must have excellent oral and written communications skills, generally gained through high school diploma or above.
- Completion of a high school, or other HVAC vocational program, with 3-year experience with mechanical/electrical contractor or with a Controls Company.
- Ability to read and understand blueprints and schematics and operate computer systems and basic office equipment.
- Must be able to sit for long periods of time
- Ability to work nights, weekends, holidays and emergencies as required
- Proficient with Microsoft Office products and personal computers.
Preferred Qualifications:
- Working knowledge of Microsoft Office products and personal computers.
- Excellent Customer Service Skills
This is a non-exempt position, eligible to receive overtime in accordance with the Fair Labor Standards Act (FLSA). This position may be subject to overtime during high peak times, etc. as directed and approved by the supervisor.
