This role will oversee key functions such as vendor performance management, contract negotiations, staffing, training, utility expense control, facility operations, life safety systems, environmental compliance, capital improvements, and employee performance. The SVP will collaborate closely with OM&R senior leadership to help manage a team of over 200 field employees, drive initiatives that elevate employee morale, ensure the delivery of superior customer service, and achieve financial goals aligned with Lillibridge's national strategy. Responsibilities: Employee Leadership Lead and manage Territory Engineering Managers and Field Chief Engineers, providing guidance and support to the property management field organization and senior regional leadership. Partner with Regional and General Managers to oversee engineering and maintenance team performance, including hiring, training, development, and performance management. Collaborate with territory and regional leaders to establish engineering and maintenance goals for each region and property. Foster a team culture that promotes strong collaboration with property management to support OM&R leasing and occupancy efforts. Technical Leadership Provide hands-on technical leadership to engineering, maintenance, and regional teams. Champion the use of analytical tools and emerging technologies (including AI) to enhance problem-solving capabilities and drive technical excellence across the Lillibridge portfolio. Customer Service Partner with property management to address customer relations and service issues. Leverage Yardi tenant request/work-order data to improve service team productivity and responsiveness. Collaborate with General and Property Managers to balance preventive maintenance with unscheduled repair work. Support development and implementation of strategies to improve tenant satisfaction based on annual survey feedback. Corporate & Regional Initiatives Execute new engineering policies and initiatives as directed by the EVP, Property Management & Leasing, with input from Asset Management. Develop and implement continuous improvement programs and cost-reduction initiatives across the portfolio. Support for Leasing Actively support regional leasing and property management teams by providing technical insight and collaboration on leasing efforts. Budgeting & Capital Planning Support the development and execution of annual repair and maintenance budgets, utility budgets, and capital investment plans. Lead coordination with Property and Asset Management teams to align capital projects, service contracts, and procurement strategies across properties. Environmental Management Provide oversight and direction on environmental issues including asbestos O&M programs and indoor air quality standards. Monitor regulatory developments and ensure compliance, while offering awareness training as needed. Technology Optimization Maximize the efficiency of existing building systems through strategic use of available technologies, including AI and other advanced tools. Ensure all properties operate within budget while delivering optimal service to OM&R tenants. Preventive Maintenance Drive adoption and performance of the Yardi preventive maintenance module across the portfolio. Set and monitor completion targets, while developing strategies to enhance time and resource efficiency. Use strong preventive maintenance practices to reduce long-term capital needs. Vendor Management Support procurement and vendor evaluation efforts to consolidate contracts and drive operational efficiency. Directly manage select vendors to ensure consistent, high-quality service delivery. Safety Compliance Ensure portfolio-wide compliance with safety codes and internal policies. Implement safety awareness training programs as needed to maintain a strong safety culture. Energy Conservation Lead energy measurement and tracking initiatives to promote conservation across all Lillibridge-managed properties. Develop portfolio-wide consumption targets and partner with engineering and management teams to drive reductions in energy usage. Qualifications: 10+ years of senior leadership experience overseeing engineering operations in healthcare, commercial office, or facilities management settings. Bachelor's degree in Engineering or a related field preferred, along with substantial direct leadership experience. Proven ability to effectively manage time, prioritize efforts, and provide strategic leadership across multiple markets and geographic regions. Extensive experience leading, managing, and coaching both direct and indirect employees, including remote and in-office team members. Skilled in managing teams with diverse educational and technical backgrounds in mechanical systems and operations. Deep knowledge of utility management systems, including HVAC, mechanical, electrical, plumbing, and life safety systems specific to commercial or medical office buildings. Familiarity with structural engineering concerns such as roofing systems, concrete repair, and curtain wall maintenance. Strong working knowledge of OSHA, NFPA, and EPA regulations, with the ability to integrate this expertise into day-to-day operations and long-term capital planning. Excellent interpersonal and communication skills, with the ability to engage and collaborate effectively with all levels of management across Lillibridge and Ventas-owned locations. Proficiency in computer applications, including the ability to build and utilize complex Excel spreadsheets and manage internal operational data systems.
