The Facilities Maintenance Supervisor position exists to supervise the Facilities Tech Team in accomplishing work to prevent failures and shutdowns through rigorous preventative maintenance routines and tracking. Performs and coordinates a variety of semi-skilled duties in the areas of plumbing, carpentry, electrical, painting or drywall and finishing. Works as a Facilities Technician in a leadership role. Works independently within established procedures associated with the specific job function and has a high level of proficiency in general maintenance and multiple trades or competencies relevant to the job. This position refers only specific or unusual problems to manager.

Essential Duties/Responsibilities:

  • Team and work order management. Assures the proper alignment of staff to tasks and projects. In addition, ensures department priorities and goals are achieved
  • Observes and coaches employees in process improvement, teamwork, and personal development
  • Documents knowledge of campus and building systems. Transfers knowledge to team to promote effective care and maintenance of the systems
  • Develops and implements a reasonable stocking level of commonly replaced or aged items. Ensures team can respond quickly to issues as well as predictively preventing failures
  • Oversees contractors that perform general building maintenance which includes masonry, painting, electrical, carpentry, and plumbing
  • Ensures that employees have the necessary tools, materials, and resources to do their job
  • Is required to be on call 24/7 for after-hours emergencies which includes first-on-site snow removal
  • Promotes cost, quality, and safety awareness
  • Develops maintenance calendar and reviews quarterly
  • Acts as locksmith for the entire campus. Rekeys all locks as necessary and keeps inventory of all keys
  • Is accountable for campus wide preventative maintenance and predictive repairs
  • Works exclusively through a work order and asset tracking system. Ensures time and materials are properly entered in the system
  • Ensures all tools and equipment are maintained that are used in maintenance tasks
  • Is responsible for keeping work, equipment, and construction areas clean and organized
  • Can prioritize and group work orders for maximum efficiency and stewardship
  • Maintains, at minimum, a diagnostic level understanding of all building systems
  • Is responsible for minor repairs on buildings, systems, and equipment
  • Is the go-to resource for all building system points of entry, shut off, and emergency response locations
  • Works with and provides access to vendors or various trades
  • Is an active participant in safety and incident responses within the facilities area of expertise
  • Keeps an accurate log and maintains a proper inventory of supplies
  • Manages and maintains documentation of finish standards by building
  • Adheres to strict safety standards

Trades or disciplines expected:

  • Carpentry/Paint: Walls, doors, trim, flooring
  • Electrical/Lighting: System Furniture, Electrical system PM, Light replacement
  • Mechanical: Level 3 diagnostics and repair, system PM schedules
  • Landscape/Irrigation: Ongoing plant and yard care, irrigation system management and repair
  • IoT Systems: HVAC, Lighting, Fire Alarm, Irrigation system coordination, programming, and diagnostics
  • Plumbing: Leak resolution, fixture replacement, new work planning

Other Duties/Responsibilities:

  • Coordinates and manages the snow removal team and all necessary equipment
  • Coordinates and manages team for on call responsibilities
  • Works in close collaboration with the security team
  • Able to operate heavy equipment to include forklift, high-bay turret truck and skid steer
  • Primary key and locksmith management
  • First-on-site snow removal and snow removal team coordination
  • Performs other duties as assigned

Managerial Breadth/Scope of Job:

  • Supervises a work group of 4-10 facilities technicians and volunteers
  • Manages to service agreements and issue response of on-site contractors

Working Environment/Physical Requirements:

  • Office, campus, and mechanical room environment
  • Ability to stand for extended periods of time
  • Works on ladders, scaffolding, lifts, and occasionally on knees
  • Ability to lift 50-70 pounds
  • Exposure to fumes and noise at times

Personal Characteristics:

Knowledge/Experience:

  • High School diploma required
  • Associates degree preferred
  • 3-5 years work experience in construction and/or maintenance including 6 - 12 months in supervisory capacity
  • Certifications in EPA, HVAC or other industry related fields preferred

  • Basic understanding of mechanical and electrical systems

Stewardship Requirements:

  • This position is responsible for participating in and tracking the facilities maintenance annual capital and operating expense budgets ranging from $200K to $2.5M

Pay Range: $26.00 to $30.00/hr.
