This full-time staff position is a twelve-month position that works Monday- Friday with the primary efforts focused on co-leading the maintenance team while simultaneously being a hands-on, working supervisor. Primary responsibilities include providing oversight and guidance to the maintenance team on day-to-day tasks as well as ensuring the team is following College policies and procedures. This position reports directly to the Supervisor, Maintenance Services. The Assistant Supervisor, Maintenance Services will have the following responsibilities, including, but not limited to:
- Act in the absence of the Supervisor, Maintenance Services, performing all duties as directed
- Act daily in the supervisory role at the direction of the Supervisor, Maintenance Services
- Assist in the implementation of Physical Plant Services projects in collaboration with the Supervisor, Maintenance Services
- Conduct regular inspections of buildings and grounds for safety, health, and cleanliness. Ensure that all federal, state, and local compliance issues are in order at the direction of the Supervisor, Maintenance Services.
- Promotes continuous improvement and cross-training opportunities among team members
- Must be able to communicate with staff and discuss issues with the Supervisor, Maintenance Services, as appropriate
- Demonstrates effective customer service skills with internal and external constituents of the College
- Performs necessary carpentry, electrical, masonry, painting, wall installation, plumbing, and other maintenance repairs for all College facilities
- Performs regular routine maintenance tasks that include, but are not limited to, cleaning roofs, cleaning out gutters, replacing stained ceiling tiles, replacing light fixtures, bulbs, floor tiles, etc.
- Assists in keeping buildings and equipment painted
- Assists in keeping maintenance and repair records
- Completes work orders involving repair, maintenance and moving furniture and equipment, mail services
- Performs preventative maintenance tasks on equipment, grounds, and facilities
- Assists in maintaining campus grounds and buildings, including mowing, planting, seeding, grading, pruning, cleaning, etc.
- Participates in rotating on-call schedule for emergency situations during off duty hours. Is the 2 nd contact on the on-call list after the On Call Maintenance.
- Signs for and inspects items delivered to the college, processing packing slips, and comparing items to purchase orders for accuracy.
- Works collaboratively with Maintenance Staff for efficient distribution of received items to faculty and staff.
- Responds to inquiries by faculty and staff.
- Keeps receiving areas and maintenance areas clean and free of clutter.
- Loads and unloads trucks as needed. Makes unscheduled deliveries as needed to maintain smooth operations.
- Participates in department meetings
- Attends College meetings
- Serves on College committees as appropriate
- Performs other tasks as assigned that support the mission and initiatives of the College
Successful candidates will possess:
Required Qualifications:
- Associate Degree from a regionally accredited institution in building trades, or other related field (substantial relevant work experience and/or a certificate or diploma may be substituted for degree requirements)
- Minimum six months of supervisory experience
- Experience and skills in building repair and renovations, grounds maintenance, and landscaping
- Knowledge of electrical systems, mechanical skills and repair
- Must have a valid North Carolinas drivers license
- Must have (or willing to obtain) Class C CDL
- Commercial maintenance experience
ADA requirements for this position include critical thinking skills with the ability to process information and exercise good judgment; ease of mobility within the work environment and other areas of campus and College locations; travel between campus locations may be required; and effective use of all forms of communication including use of computers.
