Facilities Supervisor

Performs difficult skilled trades work supervising the Facilities staff in the maintenance and upkeep of the Wright County facilities and grounds; performing and overseeing the maintenance and repair of all mechanical, plumbing, electrical systems, grounds equipment and buildings and furnishings to provide a safe clean facility. Work is performed under the limited supervision of the Facilities Manager. Continuous supervision is exercised over personnel within the team.

Serves as Team Leader and participates in related facility maintenance work; carries out planned maintenance schedules; coordinates and performs activities related to the maintenance, cleaning, and repair of the facility including buildings, grounds, and related system components such as HVAC, mechanical, plumbing, electrical, security, and other systems.

Uses independent judgment providing supervision and leadership to personnel under position's span of control; makes and participates in decisions on matters of hiring, transfer, suspension, layoff, recall, promotion, discharge, assignment, reward, adjusting grievances or disciplining employees under position's span of control; sets goals and objectives for others to work towards and monitors performance; creates and maintains a positive work environment fostering effective performance of staff.

Monitors and verifies proper operation of various building systems including mechanical, HVAC, plumbing, fire and life safety systems, electrical emergency generator, and locks; conducts preventative maintenance, troubleshooting, and repairs; performs grounds maintenance including snow and ice removal, and care of lawns, trees, plantings.

Inspects roofs and buildings' exteriors and interiors; manages and performs maintenance on grounds maintenance equipment; maintains logs on building systems functions, maintenance, and repair activities.

Responds to County staff for facilities-related requests and to emergency problems after hours; remains in an on-call status for a 24-hour schedule.

Assists in administering service contracts; maintains technical manuals and Maintenance plan; orders supplies and equipment; provides input to supervisor on work unit procedures, budget items needed, and contracted services needed and provided.

Manages work order routing for assigned sites and effectively communicates with departments to detail requests as needed.

Performs other duties and activities as assigned.

The job requires a high school diploma or GED, and three years of experience in custodial/maintenance work with some supervisory experience, or equivalent combination of education and experience.

Knowledge of facilities cleaning and custodial practices; knowledge of facilities systems, troubleshooting, and repair including general electrical and plumbing repair and maintenance; knowledge of, and ability to use, power tools and equipment; knowledge of OSHA Safety regulations related to maintenance, custodial and facility work and chemicals; strong leadership skills and ability to motivate employees; verbal and written communication skills sufficient to effectively present information and respond to questions from a wide variety of audiences, and exchange and/or convey technical information; reading comprehension skills sufficient to read and interpret facilities related technical documents; interpersonal skills sufficient to exchange and or convey information, give and receive work direction, and maintain effective working relationships; ability to maintain grounds maintenance equipment; ability to learn Department computer systems; ability to perform data entry into various databases; ability to pay attention to detail and effectively organize time and anticipate, plan, and successfully respond to changing circumstances; ability to work on on-call status for a 24-hour schedule when designated; ability to perform all job duties in compliance with safety guidelines and with an ongoing awareness of safety practices; ability to communicate courteously and professionally while maintaining positive working relationships with others when carrying out all job functions.

This work requires the regular exertion of up to 10 pounds of force and frequent exertion of up to 50 pounds of force; work regularly requires standing, walking, speaking or hearing, using hands to finger, handle or feel and lifting, frequently requires climbing or balancing, stooping, kneeling, crouching or crawling, reaching with hands and arms and repetitive motions and occasionally requires sitting, tasting or smelling and pushing or pulling; work has standard vision requirements; vocal communication is required for expressing or exchanging ideas by means of the spoken word and conveying detailed or important instructions to others accurately, loudly or quickly; hearing is required to perceive information at normal spoken word levels; work requires preparing and analyzing written or computer data, visual inspection involving small defects and/or small parts, using of measuring devices, assembly or fabrication of parts within arm's length, operating machines, operating motor vehicles or equipment and observing general surroundings and activities; work frequently requires exposure to wet, humid conditions (non-weather), working near moving mechanical parts, exposure to fumes or airborne particles, exposure to outdoor weather conditions, exposure to the risk of electrical shock and exposure to bloodborne pathogens and may be required to wear specialized personal protective equipment and occasionally requires working in high, precarious places, exposure to toxic or caustic chemicals, exposure to extreme cold (non-weather), exposure to extreme heat (non-weather), working with explosives, exposure to vibration and wearing a self-contained breathing apparatus; work is generally in a moderately noisy location (e.g. business office, light traffic).
