Position Summary: The Apartment Site Manager is responsible for all phases of the operation to ensure that the property is maintained in good condition with a profitable operation, which includes, but is not limited to, overseeing and coordinating the maintenance of the property, marketing and leasing of apartments, directing personnel, and general administration.
The Apartment Site Manager should have knowledge of financial matters, a mechanical inclination, an outgoing and agreeable personality, common sense and judgment and the ability to solve resident, personnel and financial problems.
Main Job Tasks and Responsibilities:
Monitoring rental rates to ensure they are in line with the community budget and with area competitors. Notify Regional Manager when rate adjustments are needed.
Evaluating criteria such as verifiable income, employment verification, credit check, criminal background, and positive rental history.
Responsible for all resident-related issues, such as: communicating and enforcing the terms of the lease agreement, managing complaints and written documentation, and notifying Regional Manager with serious resident violations and all incident reports.
Ensure occupancy goals are being met. Managers will follow company renewal policy to facilitate timely and appropriate communication with residents regarding rent increases and available lease terms for renewal.
Review important lease policies with residents during the lease signing process prior to residency and renewals. Communicate appropriately and timely with the residents if any violations occur by sending notices, phone calls, and emails in an effort to enforce the lease, such as violation fees up to eviction.
Follow company policies for proper handling of resident funds and collections from prospects and residents that can include: personal checks, online payments, and certified funds. Follow company policy for collection of unpaid rent, collection calls and the legal process for evicting a resident due to non-payment of rent.
Manager will conduct regular site walk inspections and ensure preventive maintenance is completed twice a year to guarantee the property remains in great condition and ready for any mandatory rental property inspections. Walk all common areas regularly to ensure lighting, grounds, landscaping, and overall exteriors are in good shape. If additional improvements to units, common areas and grounds is needed, the manager is required to help coordinate and oversee the project to successful completion.
Ensure all emails, weekly reports, payroll, reasonable accommodation requests, move-outs, invoices, and all month end items are processed properly and timely. Adhering to company accounting practices while working within the established budget. Hiring, supervising, and training on-site employees. Additionally, ensuring all employees are following company policies and work schedules.

Job Requirements:
CPM (Certified Property Manager) or CAM (Certified Apartment Manager) certifications are preferred.
Bachelors degree in marketing, general business, or related field is strongly preferred.
Minimum of three years of experience in the multi-family apartment industry is required.
