This position will be based initially at Wallace in Dothan, Alabama.
More than one position in the same job classification may be filled from the applicants for this position should another vacancy occur during the search process.
ESSENTIAL FUNCTION: Project Planning and Estimating. Compiles empirical and detailed estimates on projects and maintenance jobs to assist in making maintenance decisions. Estimates cost, time and impact of project change order requests. Prepares sketches, drawings and layout to support renovation and construction projects performed by Maintenance Department employees, or contractors employed by the College.
- Resolves planning and scheduling issues among specialty contractors; schedules specialty contractor performance of sequential functions for projects and works closely with the College Construction Manager to minimize delays and downtime.
- Reads, interprets engineering drawings, construction specifications to perform material takeoffs, to estimate cost of projects, and contract modifications.
- Prepares drawings, sketches, and layout of proposed work in existing facilities conforming to building codes, ADA requirements, Life Safety Codes, etc. These projects are normally under $50,000 and involve renovation or conversion of existing facilities.
- Verifies adequacy and need for change order requests as compared to original project plans and specifications; reviews contractor proposals to determine the adequacy of proposals and the accuracy of costs.
ESSENTIAL FUNCTION: Building Maintenance Activities. Performs complex and varied building maintenance and renovation tasks in the cabinetmaking, carpentry, masonry, structural, and building finishes areas.
- Performs tasks assigned by the Director of Maintenance through the use of an automated commercial work order system.
- Constructs case work and mill work to finished conditions.
- Repairs structural components such as framing and headwalls and installs building components such as doors and windows; constructs walls, partitions, and dividers. Works with wood, masonry, composition board, structural metal, and synthetic materials.
- Makes emergency and minor repairs to roofing systems, including shingles, built-up membrane, and standing-seam metal; assesses repair requirements for roofing work to be performed by others and monitors such performance.
- Installs building appurtenances such as audiovisual equipment, screens, special doors, and ceiling systems.
- Installs door locks as well creating keys for new and old locks on campus.
ESSENTIAL FUNCTION: Quality Assurance. Performs quality assurance functions, including sites visits, material verification, and inspections for complex multi-trade (carpentry, masonry, sheetrock, metal wall systems, painting, mechanical and electrical, finishes, etc.) renovation and construction projects involving building as large as 24,000 square feet and which can cost more than $1 million.
- Ensures that the contractor provides the College with a complete quality project within the fiscal and time requirements defined.
- Draws, sketches, and designs contract modification proposals for review and execution by contractors and architectural/engineering firms; estimates cost of proposals and time impact on project.
- Verifies accomplishment of required material tests and reviews test reports. Schedules tests and witness sampling and performance to ensure testing validity.
ESSENTIAL FUNCTION: General Operations. Performs general work and other activities to ensure efficient operation of campus power systems.
- Troubleshoots building deficiencies and problems as repairs are required.
- Orders parts, material, and equipment for repairs and inventory, planning for stock levels to keep buildings operational.
- Operates motor vehicles in pick-up, delivery, and transportation of people and supplies.
- Performs other duties as assigned.

- High School diploma or GED equivalent is required.
- Three years experience in general building maintenance and construction is required .
- One year experience in maintenance/industrial equipment operation is required.
- Possession of a current and valid driver's license is required .
- Ability to perform strenuous physical exertion such as frequent climbing of tall ladders, crouching or crawling in confined areas, and ability to lift and move up to 50 lbs regularly and unassisted is required .
- Ability to work non-standard and extended hours is required .
