Job Description The Preconstruction Manager is responsible for the oversight and management of all estimating and preconstruction activities on commercial building projects. This role involves preparing and reviewing estimates and ensuring the coordination and successful completion of the preconstruction phase of each project, encompassing conceptual, schematic, design development, and construction stages. The manager ensures accurate estimates for materials, labor, equipment, subcontracts, and construction facilities, coordinates the assembly of preconstruction materials for presentation purposes, and ensures compliance with specifications, contract requirements, and bid invitations. Responsibilities
- Prepare and review all estimates and preconstruction activities to ensure successful completion of the preconstruction phase.
- Ensure accurate estimates for material, labor, equipment, subcontracts, and construction facilities.
- Coordinate the assembly of preconstruction material for presentation purposes.
- Ensure compliance with all specifications, contract requirements, and Bid Invitations.
- Review cost estimates for customer proposals, considering general and special conditions.
- Oversee estimators in the solicitation of subcontractor/material suppliers and lead the solicitation process when needed.
- Prepare bid packages and obtain/analyze bids from subcontractors and material vendors.
- Participate in bid day strategy and final decision-making on profit percentage.
- Understand the bid/GMP process and the metrics determining the value of each deal.
- Evaluate potential risk factors and review them with senior management.
- Identify and solve problems to minimize risk.
- Promote growth and development of relationships with clients, architects, engineers, and designers.
- Attend client meetings and maintain regular contact to ensure satisfaction with project progress and results.
- Represent project teams positively in all project meetings and presentations to secure new work.
- Participate in industry-related organizations to network and promote interests.
- Provide direction, management, and leadership to all members of the Preconstruction & VDC teams.
- Stay current on changes and trends in construction methods, materials, costs, wage rates, etc.
- Identify and qualify new material suppliers and subcontractors.
- Ensure a harassment-free workplace for all employees.
- Perform additional responsibilities as requested.
- Bachelor's degree in Construction Management, Engineering, or related field.
- Minimum of ten years of estimating experience.
- Proficiency in Excel.
- Experience in preconstruction, project management, commercial construction, estimation, and proposal development.
- 8-10 years of experience in commercial construction.
- Proficient in software such as Bluebeam, Procore, bidding, change order, construction management, and project management.
