Area Project Manager

The Area Project Manager is responsible for overseeing capital improvement projects for a growing apartment portfolio. This role is important for maintaining our communities and making sure that renovation projects are completed on time, within budget, and to the high quality standards.

Essential Duties & ResponsibilitiesA

Project Management and Execution

a A A Manage and oversee all phases of interior apartment renovations, including ordering and managing supplies, scheduling contractors, and ensuring project timelines are met.
a A A Coordinate and manage large exterior capital expenditure (CapEx) projects, serving as the primary point of contact between the property and external contractors. Asset and MaintenanceA A A A A A A A Oversight
a A A Review and optimize preventative maintenance schedules.
a A A Conduct quality control checks on ongoing maintenance work, providing feedback and training to the onsite teams.

Due Diligence and Planning

a A A Perform due diligence inspections for potential acquisitions, creating a comprehensive scope of work, identifying necessary projects, and developing detailed budget projections.
a A A Give your opinion based on experience with similar projects and collaborate with contractors to explore project feasibility and gather expert opinions as needed.
a A A Conduct unit walks of apartment interiors, capturing detailed photos and notes using our HappyCO App.

Quality Assurance and Reporting

a A A Regularly inspect the quality of work for all renovation and CapEx projects, and document completion using project management software (ClickUp and/or Monday. com).
a A A Maintain detailed project documentation, including budgets, timelines, and progress reports.
a A A Communicate project status and potential risks to senior management.

Travel

  • This position entails travel, estimated at 70% of work time annually. Travel may be required for property visits, conferences, training sessions, or other business-related activities.

Education & Experience

  • Proven background in project management, specifically within the multifamily real estate sector.
  • Experience dealing with insurance claims and lender draws.
  • Background in construction and knowledge of common projects on apartment communities.
  • Familiar with maintenance for large apartment communities (>200 units).
  • Successfully managed a variety of capital expenditure (CapEx) projects, including interior apartment renovations and interior improvements.
  • History of effectively coordinating and managing a network of contractors and vendors, ensuring their work meets high standards of quality and efficiency.
  • Familiarity with inspecting properties to creating detailed scopes of work and budget projections.
  • Experience with project management software, including mobile apps to conduct inspections, take detailed notes and upload photos directly from a job site.
  • Basic computer skills, including the ability to use Microsoft Excel to create detailed budgets and track expenses.
  • Ability to manage multiple projects at once, from small repairs to large-scale renovations.
  • Problem solving and budgeting skills.
  • Ability to clearly communicate project goals and expectations to contractors, maintenance teams, and company leadership.
  • Proactive and independent worker who can take ownership of projects and drive them forward with minimal supervision.
