Status: Full-Time Year-Round
Pay Rate: $30.00 hourly
Hours/Days: 7 am - 3 pm. Monday - Friday
- Summary of the main function/purpose of the position: To maintain property electrical systems and to perform all repairs and installations as directed by the Director of Maintenance.
- Key Principal duties/responsibilities (5-8):
- Maintain electrical systems in the common area and units.
- Perform all preventative maintenance for electrical equipment and systems.
- Ensure all new installations are made according to the preferred safety protocols, local and national electrical code requirements.
- Presents electrical and fire alarm training classes to other employees.
- Ensures all electrical equipment is repaired according to the specified guidelines.
- Ensures all electrical equipment is working in a proper and safe fashion.
Occasional duties or projects which may be performed at irregular intervals:
- Participates in hurricane preparation for the entire property
- Assisting all maintenance technicians
- Any other tasks as assigned by the management

Records : Maintain accurate work records, clear and legible work orders to ensure proper billing
Safety : Perform all assigned tasks safely and train other employees
Customer Service : Assist owners and guests with any needs.

V. Educational and/or equivalent in experience requirements:
AA or AS degree required. A BA or BS degree is preferred.
Electrical education required. At least 3 years of professional experience is required.
Specialized or technical educational requirements:
- Ability to read, analyze, and interpret written instructions and reports.
- Ability to produce clear and concise reports.
- Ability to read blueprints and schematics.
- Mathematical skills required, including basic algebra and statistics.
- Analytical skills.
- Understanding of electrical engineering.
- Knowledge and understanding of local and national code requirements.
- Ability to solve practical problems. Ability to interpret a variety of instructions when furnished in written, oral, or schedule form.
- Safety training is preferred.
Certification or licensing requirements:
Valid Florida Driver’s License.
Able to obtain all required licenses to meet local or state guidelines.
VI. Specialized equipment or machines used in the course of the duties of the position.
Ensure all safety protocols are followed in terms of operating power tools and hand tools, scissor lift, bobcat, etc.
Computer skills: word processing, spreadsheets, PowerPoint, internet, and e-mail. Understanding of computer office software and telephone systems.
Knowledge of specialized electrical diagnosis equipment, including but not limited to tone generator, electrical meter, oscilloscope, etc.
VII. Physical demands:
While performing the duties of this job, the employee is required to use their hands and is required to talk and hear. The employee is frequently required to stand, sit, and walk. The employee will often be required to reach with hands and arms. Specific vision abilities required by this job in include close vision, peripheral vision, and the ability to adjust focus. Ability to lift up to 50 lb. Ability to work in a noisy and dusty environment.

VIII. Work Environment:
Outside: 70%, Inside: 30%. Work with high and low voltage equipment; occasionally, the employee may be subject to high levels of noise and/or dust.
