The Building Operator is accountable for overseeing the day-to-day operations at their assigned properties.

Responsibilities:
  • Monitor assigned properties for cleanliness, reporting any issues with tenants, contractors, or others and assist with resolving any issues.
  • Assist Operations/Property Manager with the procurement of all supplies and services required for the smooth operation and maintenance of the properties, including but not limited to HVAC, maintenance, Inventory control, etc.
  • Maintain building systems and all aspects of the physical asset.
  • Follow building operating procedures and make recommendations for improvements to building operations.
  • Assist Operations team with property inspections, construction inspections for both Tenant & Landlord work and report findings, and on the delivery of services to tenants.
  • Promptly and efficiently carry out tenant work orders within 24 hours, check with the tenant to ensure they are satisfied with the work, and close out the work order.
  • Complete the required monthly Preventive Maintenance on all Mechanical Systems.
  • Provide written inspection reports on mechanical equipment.
  • Be a part of the On-Call rotation for multiple properties and be flexible to support at other designated locations based on operational requirements.
  • Ensure that the terms of service contracts are followed and be familiar with all contracts in place for building systems.
  • As required, complete vacant unit inspection or condition reports.
  • As required, monthly readings of utility meters.
  • Be a part of the Life Safety Emergency Plan.
  • Be knowledgeable and enforce building and fire codes, safety act, WHMIS, etc.
  • Enforce company environmental and insurance programs.

Qualifications:
  • Minimum 5 years experience in real estate operations.
  • Building Environmental Systems Diploma (1, 2) / 4th Class Engineering Certificate or equivalent industry certifications is preferred.
  • Proficient in the operation of Building Automation systems and experienced with pneumatic controls.
  • Demonstrated ability to respond promptly while on call, attend sites as needed, and ensure timely support and resolution of issues.
  • Exceptional communication and interpersonal skills with the ability to engage effectively at all levels of management, both internally and externally.
  • Strong planning, observing, and organizational abilities with a keen attention to detail.
  • Practical problem-solving skills and the ability to develop effective solutions.
  • Self-motivated with a positive attitude, proactive attitude, and a commitment to delivering high-quality work.
