SUMMARY

Responsible for the day-to-day execution of facility operations and maintenance of one property, including multiple buildings, in accordance with contract and corporate requirements.

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Act as a liaison with the government as necessary to promote contract operational efficiency.
  • Respond to client-identified performance concerns.
  • Supervise and resolve technical issues and manage material and vendor requirements.
  • Act as a liaison with customers, administrators, and operational employees as necessary to ensure contract performance.
  • Report in writing and orally to higher management.
  • Communicate directly with clients and/or other contractor personnel and effectively allocate resources.
  • Develop and maintain budgets, schedules and performance standards.
  • Effectively manage all facility maintenance activities, and work within established budgets and guidelines.
  • Oversee HVAC service calls, and preventive maintenance scheduling.
  • Responsibly negotiate with vendors and subcontractors.
  • Execute all repairs (i.e. A/C, carpentry, painting, plumbing, structural, HVAC, and electrical) per contract for assigned properties.
  • Communicate with customers and provide detailed status reports.
  • Maintain the national computerized maintenance management system (NCMMS) for your assigned properties.
  • Set up and attend all safety classes as required by contract for assigned properties.
  • Maintain regular and punctual attendance.
  • Perform other duties as assigned.

SUPERVISORY RESPONSIBILITIES

Supervise and mentor all site project personnel.

MINIMUM QUALIFICATIONS

  • High School Diploma or equivalent required.
  • Five (5) years of recent experience (within the last ten (10) years) in the management and supervision of building mechanical operations and maintenance for high-rise building having more than four (4) floors, with experience of boilers, chillers, cooling towers, Building Automation System (BAS) programs and associated equipment.
  • Must be available on call 24/7 for emergency notices and callbacks to provide coverage for assigned properties.
  • Have a valid EPA certification (type I and II or Universal).
  • NATE Certified (or similar) or ability to acquire within ninety (90) days of hire.
  • Demonstrated experience working closely with senior personnel, government employees and other contractors.
  • Capable of establishing mission-oriented teams and resolving facility failures in a timely fashion.
  • Familiar with facility maintenance standards and practices.
  • Must be proficient in reading, writing, speaking, and understanding English.
  • Must obtain and maintain any necessary security access and/or background checks.

  • Knowledge of HVAC, chilled water systems and ASHRAE regulations.

  • Intermediate computer skills and able to learn new systems.
  • Able to prioritize tasks and manage time to meet deadlines.
  • Able to perform job responsibilities with minimal supervision.
  • Able to work with others in a professional manner.
  • Thorough knowledge of Microsoft software (Word, Excel, Access and PowerPoint).

WORK SCHEDULE

Full-time. May be required to work additional hours as needed to complete assignment or project.

TRAVEL

Shall travel as necessary to fulfill contract requirements.

DRIVING REQUIREMENTS

Must have or be able to attain a valid state drivers license and be insurable on the companys automobile insurance policy. Driving, with or without accommodation, may be required when traveling for training and/or short occasional amounts of local driving. The expected driving time is less than 25%.

WORK ENVIRONMENT

Work is performed in a maintenance facility / light manufacturing setting and is often exposed to sharp objects and may be exposed to some heat, noise, chemicals and to vibration.

PHYSICAL DEMANDS

Position consists of sitting for long periods of time, bending, kneeling, stooping, crouching, and lifting boxes weighing up to 50 pounds. Frequently uses hands/fingers for handling, to work with such hand tools as wrenches, screwdrivers, wire cutters, pliers, and soldering irons. COMPENSATION & BENEFITS PACKAGE

  • Pay range: $XXX to $XXX per year.
