Develop your engineering career at JLL! As a Central Utility Plant Mechanic , your primary responsibility will be to inspect, maintain, repair, and troubleshoot central utility plant equipment in commercial and industrial environments. You will work with a JLL IFM team that manages the client portfolio. This is a Mechanics role who will work the majority of their time in a CUP. This is a union position - International Union of Operating Engineers (IUOE Local 30)

Schedule: On-site, Friday through Tuesday 7am - 3pm Type of Employment: Full-Time w/JLL + IUOE Local 30 benefits (health and welfare, pension plans, vacation, and sick leave) Compensation: $38.77 an hour
Position Duties/Responsibilities:

The Central Utility Plant (CUP) Mechanic is responsible for the following key areas:

  • Demonstrate proficient knowledge of critical equipment including centrifugal chillers, water tube boilers, fire tube boilers, steam generation auxiliary equipment, centrifugal pumps, screw air compressors, plate frame heat exchangers, shell and tube heat exchangers, air handlers, and control systems.
  • Support operations and monitoring of Chilled Water, Steam, Air Compressor, Toxic Gas, and HVAC systems.
  • Monitor site steam pressures and flows, and maintain auxiliary equipment such as Condensate tanks, Deaerating feed tanks, water softeners, Feed and Condensate pumps, and steam regulators.
  • Maintain and monitor the local air compressor system.
  • Support local HVAC operations, including HVAC units, steam hot water heater, and steam perimeter heat.
  • Maintain hourly logs within the control room and conduct plant rounds every four hours or as needed.
  • Identify and respond to system failures, isolate issues when possible, and initiate standby equipment as required. Coordinate with appropriate personnel for repairs.
  • Promptly acknowledge and address SCADA/BMS alarms.
  • Perform light, occasional manual physical labor, including ladder and stair climbing.
  • Develop comprehensive knowledge of the physical layout and systems under your responsibility.
  • Respond effectively to plant emergencies such as fires, flooding, and power outages. Maintain familiarity with on-site and off-site contacts.
  • Undertake overtime as needed to cover operator absences, assist with maintenance, and support scheduled plant shutdowns.
  • Adhere to all JLL/client safety requirements, procedures, and programs.
  • Comply with JLL training requirements and maintain a safe, clean working environment.
  • Execute additional responsibilities as delegated by management, within the parameters of reasonable scope and professional capacity.
  • Perform work outside of regular job classification during emergencies and provide backup coverage when properly trained and certified.

Required Skills/Abilities/Essential Functions:

Education & Experience:

  • High school diploma or General Equivalency Degree (GED) required
  • Minimum of two years' experience in a Utility Plant, with responsibility for HVAC/Utility Systems including high-pressure boilers, steam, and refrigeration equipment
  • Completion of an apprenticeship program or vocational training in electrical maintenance is preferred.
  • Demonstrated familiarity with valve and mechanical equipment maintenance
  • IUOE Local 30 union member or interest in membership

Comprehensive understanding of Utility Plant equipment and processes, including but not limited to:

  • Centrifugal chillers and pumps
  • Water tube and fire tube boilers
  • Steam generation auxiliary equipment
  • Screw air compressors
  • Plate frame and shell and tube heat exchangers
  • Air handlers and control systems

Certificates, Licenses, Registrations:

  • Prefer refrigerant certification
  • Commitment to complete all safety courses provided by management
  • Participation in all scheduled safety training sessions

Skills:

  • Proficiency in with hand tools and test equipment
  • Practical experience with field instrumentation (pressure, temperature, flow, and level)
  • Ability to interpret technical drawings, including layout and system diagrams, and manufacturers' equipment specifications
  • Competent computer skills (MS-Office)
  • Excellent communication and teamwork abilities
  • Experience with Computerized Maintenance Management Systems (CMMS)

Language Skills:

  • Capability to comprehend and analyze complex instructions, correspondence, and memos
  • Comprehensive understanding in drafting technical procedures and professional correspondence
  • Skilled in effectively presenting information to diverse audiences, including customers, clients, contractors, vendors, and colleagues
