Position Summary

We are seeking an experienced and highly organized Project Manager - Construction to oversee renovation, capital improvement, and construction projects across our property portfolio. The ideal candidate will ensure projects are delivered on time, within budget, and in compliance with safety, quality, and regulatory standards. This role requires strong leadership, communication, and the ability to coordinate effectively with contractors, vendors, and internal teams.

Your Role: As a Project Manager-Construction, your responsibilities will include:

  • Plan, manage, and oversee construction and renovation projects from start to finish.
  • Develop project scopes, budgets, and timelines; track progress against established milestones.
  • Coordinate with property managers, ownership, and vendors to ensure minimal disruption to residents and ongoing operations.
  • Solicit and evaluate bids, negotiate contracts, and manage contractor relationships.
  • Conduct regular site inspections to monitor progress, quality, and compliance with safety regulations.
  • Review and approve project-related invoices, change orders, and pay applications.
  • Identify risks or delays and implement solutions to keep projects on schedule and within budget.
  • Prepare regular project updates and reports for senior leadership.
  • Ensure all work complies with local, state, and federal codes as well as Fair Housing and ADA requirements.

Qualifications

  • Bachelor's degree in Construction Management, Engineering, or related field (preferred).
  • 3-5+ years of project management experience in construction, preferably within property management or multifamily housing.
  • Strong understanding of construction methods, contracts, and regulatory requirements.
  • Proven ability to manage multiple projects simultaneously.
  • Excellent communication, negotiation, and organizational skills.
  • Proficiency in project management software (e.g., MS Project, Procore, or similar) a plus.
  • PMP or similar certification is desirable but not required.
