Austin Surf Club is looking for a Senior Project Manager to join the Development and Construction Department.

The Senior Project Manager oversees general contractors and other in-house construction management staff on residential and commercial construction projects as assigned, ensuring each project meets organizational standards, project development requirements, and owner expectations.

Key Responsibilities:

  • Serve as the lead construction management project manager, overseeing general contractors on luxury residential construction and amenity buildings

  • Provide leadership to the project construction management team, steering both long-term objectives and project goals, along with the day-to-day project administration.

  • Cooperate with all project teams, particularly the design team in the coordination of buyer specific selections, requests, and drawing assembly

  • Manage contractors to the contract terms, ensuring accountability with budgets, schedules and quality.

  • Maintain professional communication with buyers.

  • Cooperate with the construction management team in the development of estimates, budgets, and schedules. Track each and ensure monthly forecasts are complete and accurate, project documentation processes are in place and followed, and baseline schedules are measured and tracked against actuals.

  • Provide monthly reports as required to the development team and buyers, either through oversight or the ownership, to ensure accuracy and reliability in completion.

  • Management and oversight of project construction management software (Procore) to ensure the conformance with best practices, and the regular use and quality of data for the team, including third-party general contractors.

  • Manage the field quality control process, ensuring checklists are completed and updated as required, that field construction matches the specifications and drawings, and that corrections are captured and incorporated into new drawing sets.

  • In cooperation with the design team, ensure the field construction matches the buyer selections.

  • Oversight of the third-party general contractors warranty program through occupancy.

  • Monitor all construction related issues, resolving and elevating when required.

  • Ensure as-built drawing sets are maintained on every project, and lessons communicated with design team for plan incorporation.

  • Monitor and track general contractor site safety programs with all general contractors to ensure compliance.

  • Oversee the timely and successful completion of all punch lists to brand standards.

  • Perform constructability reviews during plan development to ensure drawings lead to efficient construction methods in line with brand standards and budgets; lead value-engineering efforts when required.

  • Oversee and ensure inspections and third-party tests are approved and resolved as required.

  • Cooperate with the operations and home maintenance teams during post-occupancy to perform scheduled warranty and maintenance inspections.

  • Monitor and track general contractor allowances and adjustments to contracts to capture savings and document buyer requests.

  • Serve as the lead estimator in the development of estimates for buyer requests and work with the design team to communicate these with the buyer.

  • Document and track general contractor performance with schedules, budgets, communication and quality.

  • Participate in weekly OAC meetings for all assigned projects.

  • Track general contractor procurement to ensure long-lead items do not delay schedules.

  • Coach, mentor, motivate and supervise project team members and contractors. Influence them to take positive action and accountability for their assigned work.

  • Constantly review, drive, and manage site cleanliness, jobsite material management, laydown yards, and traffic flow through the club and project.

Qualifications

Education/Certifications/Licenses

  • Baccalaureate degree in field applicable to position and applicable work experience.

  • Construction Management certification, or equivalent experience shall be given preference.

  • Procore Certification.

Experience

  • Must have a minimum of a Masters degree in Management, Construction Management, Civil Engineering, or related field and at least five (5) years of experience in the job offered or as a Development Project Manager, Senior Project Manager, Project Manager, Assistant Project Manager, Project Engineer, Project Engineer-Post Grad, Assistant Project Engineer, Project Engineer Intern, or related occupation within the real estate development industry. In the alternative, will accept a minimum of a bachelors degree in the above referenced fields and at least seven (7) years of post-baccalaureate progressive experience in the above referenced occupations within the real estate development industry.

  • Must have at least five (5) years of employment experience with each of the following required skills:
  • 1. Managing the construction, from start to finish, of at least four (4) individual luxury homes or one project of more than $20 million;

  • 2. Serving as the lead in the capacity of a Construction Manager overseeing General Contractors, and/or serving as the lead in the capacity of a General Contractor providing oversight of Subcontractors, Project Managers, and Superintendents;

  • 3. Managing high end residential construction including direct one-on-one experience with custom home clients and consultants managing all facets of the day -to-day project activity;

  • 4. Procore construction software to manage residential and commercial projects, including all Financial Management, Project Management, and Core tools;

  • 5. Using Bluebeam to markup, perform takeoffs, and modify drawings;

  • 6. Detailing out all phases of residential construction sequencing and scheduling using MS Project, Smartsheet, Primavera P6, or Outbuild;

  • 7. Working through and depicting high-end construction details and finishing assemblies in the field;

  • 8. Working both independently and in a team-oriented, collaborative environment, with tradesmen, subcontractors, inspectors, owners, architects, and engineers to ensure all construction projects meet company cost, quality and safety standards;

  • 9. Accurately reading and interpreting architectural and engineering drawings, including civil drawings for projects.

Knowledge, Skills & Abilities

  • Authorized to work in the United States
  • Procore competency. Prefer competency or familiarity with Sage Timberline.
  • Computer literacy; type minimum 50 wpm.
  • Competency with Word, Excel, Publisher, Project, Bluebeam.
  • Must be professional and maintain the ability to communicate at different levels, in verbal and written form.
  • Must be familiar with the phases of construction, especially luxury residential.
  • Must be familiar with CSI cost-code divisions.
  • Experience working both independently and in a team-oriented, collaborative environment.
  • Ability to conform to shifting priorities, demands and timelines.
  • Ability to listen and respond to multiple players, providing feedback and recommendations as required to most effectively meet project needs.
