This position leads the building maintenance team who perform day to day preventive and corrective maintenance of all building systems for the Orlando Corporate Office at 125,000 sf and Contact Center at 113,500 sf housing 1500+ employees. This includes the following systems and equipment: fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switch gear), lighting and temperature controls, kitchen and refrigeration equipment, fitness center equipment, light construction (painting, doors, relights, locks), digital systems (fire alarms) within a 24/7/365 day environment. In addition, this position oversees outsourced landscaping vendor.
ESSENTIAL DUTIES AND TASK:
- Supervise and manage building maintenance teams including hiring, training and personal development, communicating policies and procedures, discussing job problems and employee concerns with team members. Encourage development of habits and attitudes for improved performance and good employee attitudes. Direct, train, evaluate, and counsel staff members.
- Perform preventative maintenance, repair and testing actions in accordance with industry best practices and manufacturer recommendations and delegate associated tasks based upon the abilities of individual team members. Provide technical advice and instruction to subordinates in such areas as electrical, mechanical and fire life/safety systems and safety procedures
- Conduct building rounds. Check for potential fire hazards, burnt out lights, faulty equipment and other life safety hazards and maintenance issues within the building. Maintain overall responsibility for the quality of all work performed and take steps to assure quality of performance.
- Develop plans and procedures for controlling, labeling and recording the estimated life expectancy of all capital and non-capital equipment within the facilities, including preventive, predictive and reactive maintenance procedures.

- Conduct weekly inventory of equipment and supplies. Prepare requisitions for reordering of shortages. Implement methods and techniques, which are cost effective to improve efficiency. Pre-plan and order materials for special projects. Coordinate scheduling with department heads to eliminate conflict.
SUPERVISORY RESPONSIBILITIES
· This position requires day to day oversight of all internal maintenance techs, ensuring they meet or exceed their required scope of work. A minimum of 3 years supervisory skills is required.
EDUCATION and/or EXPERIENCE
- GED, High School Diploma required.
- Minimum 5 years of experience in total building maintenance with working knowledge of electrical, mechanical, fire/life safety and plumbing systems, drywall, painting, irrigation, kitchen, and fitness center equipment
- Associates or Bachelor’s degree preferred with focus on engineering, building or facility management
- Intermediate skills with Microsoft Office Suite.
- Ability to use work order and requisition systems
- Working knowledge of leases, contracts and related documents
CERTIFICATES, LICENSES, REGISTRATIONS
- OSHA certification, Hazmat training, FMP or CFM (IFMA), SMT or SMM (BOMI) preferred
QUALIFICATIONS
- Experience with subcontractor and vendor contract management.
- Experience with managing key performance indicators as provided by Facility Director.
- Experience with capacity planning and reporting.
- Able to use hand tools, test equipment, and knowledge of maintenance shop practices with previous experience at the Journeyman level (Electrical and Mechanical Equipment systems)
- Strong knowledge of Work Order Control procedures and Computerized Maintenance Management Systems.· Knowledgeable of and comply with all safety regulations concerning manual operations and working in potentially hazardous conditions and educate those that assist in the maintenance process with same. Must agree to use all safety equipment necessary to ensure a safe working environment.

- Ability to provide efficient, reliable, and courteous service to customers. Ability to effectively present information and respond effectively to sensitive situations.
- Must have intermediate knowledge of financial terms and principles. Ability to calculate figures such as percentages, discounts, and commissions.
- Must have the ability to perform skilled work in general maintenance and in proficient in painting, tile, plumbing, carpentry and minor electrical.
PHYSICAL DEMANDS
This position may require sitting, standing or walking for extended periods of time. The person will be required to bend, twist, reach, push, pull, and operate building machinery. Must be able to lift up to fifty pounds. Specific work assignments may change without notice. WORKING CONDITIONS
The majority of work will be performed in a climate-controlled environment, but may be exposed to inclement weather and varying degrees of temperature on occasion.
WORK SCHEDULE/HOURS
Schedules will vary depending on business needs, and may entail working nights, weekends and holidays. Must be flexible to work outside of departmental operating hours and be on call 24/7 and primary responder to building emergencies and alarms.
