The Pre-Construction Manager, under the leadership of the Director of Construction, will manage all aspects of the pre-construction and bidding process for new retail store locations, new distribution center locations, and remodel/renovations of existing locations, including review of design plans for accuracy, coordination of architectural plans, managing the acquisition of permits, soliciting bids from general contractors/subcontractors/suppliers, and project closeout. This position will perform pricing, scoping, bidding and materials procurement for all construction projects.

Manage the Pre-Bid Process

· Review Internal Design Drawings for accuracy and completeness

· Prepare initial, high-level budget numbers for the project

· Assist with budget approval process for the project

· Provide value-engineering solutions, taking into consideration cost, schedule, and maintenance implications. Oversee value-engineering proposals from contractors, and internal departments.

· Coordinate with architects and engineers to have the approved design drawings stamped for permitting

· Manage the permit acquisition process

· Set up and administer all new projects in our project management software (ProCore)

· Ensure all drawings and documents are up-to-date and properly stored in ProCore

· Attend all design and coordination meetings as the construction team representative.

Manage the Bidding Process

· Manage the contractor pre-qualification process

· Prepare bid packages and distribute to contractors

· Conduct pre-bid site walks with General Contractors

· Review and Answer all RFI’s (Requests for Information) during the bidding process

· Collect and organize all bid information in preparation for contractor selection

· Prepare and submit contract documents for approval and execution

· Hand over the project to the respective construction manager after contract awarded

Manage ProCore and the Closeout Process

· Ensure all documents and data in ProCore is accurate and up to date

· Assist Construction Managers with change order process

· Order and arrange delivery of owner-supplied materials for each project

· Create Reports and Dashboards to track progress of each project

· Track project cashflow – report spend versus projected budget

· Ensure receipt of CO, and gather all required documentation to submit for the collection of any Tenant Improvement funds

· Perform other projects and duties as assigned
