Live-In Superintendent II Borinquen Court/Tres Puentes ABOUT USThe West Side Federation for Senior and Supportive Housing, Inc. (WSFSSH) is a community-based organization responding to the need for low-cost housing. Our mission is to provide safe, affordable housing with supportive services within a residential setting that enhances the independence and dignity of each person. WSFSSH develops, manages, and provides social services in housing for low-income persons, especially those who are older, who have experienced homelessness and who live with mental illness.Job Summary Under the direct supervision of the Area Manager, the superintendent is responsible for proper upkeep and maintenance of the building with the goal of providing a safe, well-maintained facility for residents and staff. The Superintendent will carry out all repairs and preventive maintenance tasks within the building and on the grounds. He/she will be responsible to ensure that all maintenance and custodial work is being done properly and in a timely manner. The superintendent will also oversee projects to guide them to successful and timely conclusions. The superintendent must demonstrate a consistent ability to be flexible to the changing daily needs of the community and to prioritize effectively.Additionally, the Superintendent will coordinate and collaborate with all the building and WSFSSH staff to create and maintain an environment of respect and compassion, which enhances the dignity and safety of the residents, staff, and visitors.Please Note: The Borinquen Court/Tres Puentes complex consists of three interconnected buildings Borinquen Court, Tres Puentes East and Tres Puentes West. Borinquen Court is a 145 unit building constructed in 1981, Tres Puentes East is a 56-unit building constructed in 2018 and Tres Puentes West is a 119 unit building constructed in 2018. The buildings share one common entrance and front desk, but many of the building systems such as HVAC are separate and distinct. This is a full-time position required to be on-site 5 days a week and to respond to emergencies after hours. . Job Duties & Responsibilities Responsibilities include but are not limited to: Specific responsibilities include:Prepare vacant apartments (within thirty (30) days) for occupancyAssure that needed Painting, Carpentry, Plumbing, Electrical, Heating, Ventilation and Air Conditioning tasks (repairs, upgrades, cleaning, basic maintenance) are performed in a competent and timely mannerMaintain grease trapsStrip and wax floorsPerform minor repairs on small appliances, including: roof fans, air-conditioners, stoves, refrigerators, etcImplement energy and water conservation projects as mandated by owner/managementEnsure that all maintenance and custodial work in the building is being done properly and in a timely mannerEnsure that all tenant work requests are responded to within 24 hours, however, in case of emergency, ensure that the situation is addressed immediately.Documentation:The superintendent must submit to management the following:Written requests for janitorial, maintenance, and repair supplies when needed.Superintendent Weekly Report with attached completed work request ordersDaily maintenance log reportJanitorial supplies inventory listApartment appliances list with model and serial numbersFire extinguisher and smoke/carbon detector location listExhaust fan location listProvide a weekly heating report and follow up on heat complaints during the heating season months (October 1st-May 31st)Equipment: Ensure that all operating equipment is maintained properly and implement procedures in the event of equipment malfunctioningPerform preventive maintenance checks on all machinery and report any defects and preventive measures to management; also, monitor, and ensure that proper preventive maintenance tasks are being performed thoroughly as prescribed, and on scheduleObserve water, electrical meters, and boiler system gauges to ensure proper operation, and report any malfunctions to managementLiaison with service contractors i.e. (heating system, generator, elevator, compactor, laundry machines, and fire alarm system) when necessary, in case of break-down or emergenciesGarbage:Assure proper on-site recycling procedures that the building complies with all mandated recycling programsAssure that all staff handling garbage follow appropriate procedures and wear protective attire i.e. goggles, gloves, rubber apron, steel toe bootsEnsure the proper functioning and cleanliness of the compactors chuteEnsure that the garbage is bagged properly according to sanitation codes, and that garbage and recycling items are set out for pickup as scheduledCode & Compliance:Assist with all code compliance items, with the goal of maintaining consistent and complete compliance with all code requirements. Due to the different age and size of the buildings, different codes may apply to the three different buildings. Provide building access to all Government agencies, accompany them on inspection, and report any issues or deficiencies immediately to management. Because the three buildings were constructed at different times, while some inspections cover the entire complex, others are separate and distinct for each building. Monitor tags on fire extinguishers and any other fire safety equipment, and report any deficiencies to managementBuilding & Grounds:Ensure the operations and maintenance of all three buildings are held to the same standard. Ensure that all glass windows and exit doors are clean and free of obstruction. In addition ensure that doors are self-closing and windows open and close properlyEnsure that common areas inside and outside the building, are smoke free, clean, and free of hazardsEnsure that area in front of the building, including sidewalks, are safe and free of graffiti, debris and other hazardsEnsure that grounds/garden/backyard and parking lot areas are clean, well maintained, and free of debrisAssure that snow removal is done in a timely manner; maintain sidewalks free of ice and slipping hazardsOther:Work as a member of a team to establish and maintain high level of care and respect for and communication with residentsWork cooperatively with other staff membersShare information about resident progress, needs, and problems with other staff in accordance with WSFSSH Confidentiality PolicyAttend training sessions and conferences as required for enhancement of job skillsImplement emergency procedures as necessarySubmit all required reports in a complete and timely mannerAssist with other duties as directedRequired Knowledge Skills & Abilities At least 21 years of age.Minimum of 5 years of experience in building maintenance, preferably as a SuperintendentExperience and/or training in painting, boiler maintenance, electrical, plumbing, air conditioning, small appliance respires and carpentry. Prefer person holding Sprinkler and Stand-Pipe Certificate, Certificate of Competency from HPD, and a Boiler License. Sprinkler and Stand-Pipe Certificates will be required before the 90-day probation period endsAble to work in a multicultural and diverse environmentAble to speak, read, and write English (as required by DSS regulation 487.9.13).Preferred bi-lingual (English/Spanish).Able to perform job responsibilitiesRequired and Preferred Education, Experience and Credentials Must hold S-13 (FDNY Certificate of Fitness - Standpipe Systems)Must hold S-95 (FDNY Certificate of Fitness for Supervision of Fire Alarm Systems and other related systems)Physical Requirements This role may have physical demands including, but not limited to, lifting, bending, pushing, pulling and/or extended walking and standing. This role may also require uniforms and/or usage of Personal Protective Equipment (PPE).
