The HVAC Technician supports the operation, maintenance, and basic repair of heating, ventilation, and air conditioning (HVAC) systems serving college facilities.

This position assists in maintaining a safe, comfortable, and reliable learning environment across all campuses while providing excellent customer service to students, faculty, and staff.

The HVAC Technician works under general supervision and develops knowledge of HVAC systems, controls, and campus infrastructure.

This position requires flexibility to work day, swing, or graveyard shifts and respond to campus needs as required.

  • Operate, maintain, and assist in repairing HVAC systems and related components in accordance with manufacturer recommendations.
  • Perform routine inspections and make rounds of mechanical and equipment rooms to identify potential issues and ensure cleanliness and safety.
  • Assist in servicing, installing, repairing, and replacing HVAC and refrigeration systems, including split systems, packaged units, chillers, and cooling towers.
  • Perform basic maintenance tasks on HVAC components such as valves, motors, belts, bearings, filters, and lubrication systems.
  • Learn and assist with central heating (steam and/or hot water) and central chilled water plant operations.
  • Learn basic building automation system functions (e.g., Metasys, Automated Logic, FX) to monitor system status and make approved adjustments.
  • Respond to service calls, work orders, and system failures in a timely and professional manner.
  • Complete, update, and close work orders in the Computerized Maintenance Management System (CMMS), including recording time and materials used.
  • Learn the location and function of HVAC equipment, mechanical rooms, and electrical disconnects to ensure safe work practices.
  • Submit and complete monthly expense reports.
  • Respond to fire alarm systems and be familiar with the fire panels.
  • Remove snow as needed to ensure safe passage around buildings during winter weather conditions.
  • Complete required college training courses and comply with safety regulations and organizational policies.
  • Position requires working day, swing, and graveyard shift at any campus when needed.
  • Provide courteous and effective customer service while interacting with the campus community.


Knowledge, Skills & Abilities (KSA)

  • Basic understanding of HVAC systems, refrigeration cycles, and mechanical components.
  • Familiarity with general safety practices related to HVAC and mechanical work.
  • Awareness of fire alarm systems and emergency response procedures (training provided).
  • Ability to diagnose basic HVAC issues and assist with repairs.
  • Ability to use hand tools, power tools, and test instruments safely.
  • Basic computer skills for CMMS work order management and training systems.
  • Ability to follow written and verbal instructions accurately.
  • Ability to learn HVAC systems, building automation systems, and campus infrastructure.
  • Ability to communicate effectively with individuals from diverse backgrounds.
  • Ability to work independently or as part of a team under general supervision.
  • Ability to work flexible schedules, including evenings, nights, and weekends as required.
  • Ability to perform physical tasks including lifting 80 pounds, climbing ladders, standing for extended periods, and working in mechanical environments.

Non-Essential Responsibilities and Duties:
  • Snow removal to ensure safe passage around buildings during winter weather conditions by operating snow removal equipment, clearing walkways, and ice melt applications.

Must have a valid drivers license to operate college vehicles.

  • High school diploma or GED.
  • Zero (0) to two (2) years of direct, paid, full-time experience in HVAC.
  • · 02 years of experience in HVAC, building maintenance, or mechanical systems
    OR
  • · Equivalent combination of education and hands-on training
  • Must have a valid drivers license to operate college vehicles.
  • Must be able to move 80 pounds.
  • Must be able to work from a ladder.
  • Position requires working day, swing, and graveyard shifts at any campus when needed.
  • Must be HVAC certified or have the ability to become certified within 24 months.
EPA Section 608 Certification (Type I or Universal)
  • Must obtain within 612 months of hire if not already certified
