Preconstruction Manager / Construction Estimator

PRECONSTRUCTION MANAGER / CONSTRUCTION ESTIMATOR WANTED
Residential Construction, ADUs, Additions & Remodeling Projects

Lets Do Construction LLC is seeking an experienced Preconstruction Manager / Construction Estimator to assist with multiple residential construction projects throughout the Bay Area.

We are looking for one person who can manage the entire preconstruction process from plan review to subcontractor buyout.

Responsibilities

* Review architectural, structural, civil, and landscape plans
* Perform material takeoffs and cost estimates
* Prepare project budgets and cost reports
* Obtain and compare subcontractor and supplier bids
* Call subcontractors and vendors for pricing
* Negotiate labor and material costs
* Value engineer projects to maximize profitability
* Identify cost-saving opportunities
* Assist with project scheduling and procurement
* Organize bid packages and scopes of work
* Work directly with ownership on project planning and budgeting

Qualifications

* Minimum 5 years construction estimating or preconstruction experience
* Residential construction experience required
* ADU, addition, remodel, site work, and ground-up construction experience preferred
* Ability to read and interpret construction plans and specifications
* Strong communication and negotiation skills
* Knowledge of California construction practices and pricing
* Experience with Bluebeam, Planswift, Excel, or similar estimating software
* Self-motivated, organized, and detail-oriented

Preferred Certifications

* Certified Professional Estimator (CPE)
* Construction Management Certificate
* Project Management Certification
* Equivalent construction management experience accepted

* Base fee per completed project estimate
