Summary

The Field Manager Level IV is responsible for supervision of the residential construction projects undertaken by the Division. The Field Manager provides leadership for all Shea Homes staff assigned to the community. The primary responsibility of the Field Manager is to coordinate the performance of the work among the various trades and professionals involved consistent with the construction schedule, sound construction practices, and safety and quality requirements. While the primary responsibility for conformance with the contract documents and standards of the Trade rests with the individual trade contractor performing the work, the Field Manager shall also coordinate with the trade Partner Foreman (or designated representative), building officials, design professionals and colleagues to assist all those involved in achieving such performance. The Field Manager will mentor junior team members to develop enhanced skills in construction related to trade partner relations, quality control, blueprint reading, job scheduling and problem solving.

Essential Duties and Responsibilities

Quality

  • Coordinate the work of the trade partners so that they complete the construction process and deliver to Shea Homes quality work consistent with the plans, specifications, and Shea Homes contract requirements. Observe the completion of work in keeping with the provisions defined in the contract documents and standards of the trade, and promptly insist on any observed defect be remedied by the responsible trade.
  • Document changes to the plans and supervise the updating (red line corrections) at the completion of models and each production phase by the project architect.
  • Oversee the work of Assistant Field Manager's to ensure quality construction.
  • Coach the onsite construction team to ensure construction remains on schedule.
  • Participate in scope of work updates and quality improvement initiatives.
  • Apply lessons learned from job walks to ensure continuous improvement.
  • Provide technical support to Warranty team members and be willing to dive in to solve complex problems which may arise.

Customer Relations

  • Follow the Option Process (standard and custom options) for option process approval. Adhere to the Options Process Performance Measurements, and setting of Decision Dates, Scheduling, Tracking, and Quality Control of Options.
  • Appropriately address and resolve customer concerns.
  • Ensure that warranty performance conforms to the Shea Homes service commitment requirements.
  • Supervise the completion of all warranty work.
  • Supervise the updating of the Open Item tracking report.
  • Conduct/Supervise customer in-progress and orientation walk-throughs.
  • Maintain positive relationships with trade partners.
  • Complete warranty exception items per divisional goal.
  • Achieve delivery quality goals at orientation walk through.
  • Lead Voice of the Customer initiatives at the community level.
  • Support Warranty Team with escalated customer concerns.

Schedule/Cycle Times

  • Establish the construction schedule in keeping with divisional benchmark schedule guidelines.
  • Supervise the completion of all work per the construction schedule on a daily basis.
  • Proactively prevent scheduling inefficiencies, by ensuring home is ready for trade partner when scheduled.
  • Update jobsite schedule daily.
  • Evaluate and revise the construction schedule, as needed, to meet completion goals/requirements.
  • Take ownership of and continually strive to improve construction cycle times.

Cost

  • Achieve project completion consistent with the Budget.
  • Control/minimize the amount of extra work.
  • Control/minimize the amount of damage, theft and vandalism.
  • Demonstrate ability to root cause issues which result in additional spend. Actively identify and implement strategies to reduce unplanned costs.

Production Measurement

  • Ensure that production goals are achieved.
  • Monitor production performance and identify improvement opportunities.

Safety

  • Lead Bi-Weekly Safety Meetings, and mentor junior team members to conduct meetings.
  • Conduct/Supervise bi-weekly safety evaluations.
  • Accident investigation as necessary.
  • Complete and submit Safety reports.
  • Ensure a safe and clean working environment on a daily basis in a positive manner.

Leadership

  • Proactively identify and resolve issues before they impact construction or customer experience
  • Lead discussions in community, production, and team meetings
  • Mentor Assistant Field Managers and support development of team members
  • Participate in division and company improvement initiatives
  • Demonstrate a commitment to the Vision, and Business Principles of the company.
  • Lead efforts of staff and trade partners to achieve division and Operations department objectives and business measurements goals.
  • Build collaborative, trust-based relationships with trades and inspectors

Compliance

  • Conform to the requirements of all applicable water quality standards.
  • Adhere to the Construction Documentation process descriptions.
  • Maintain project files.
  • Complete all building inspection requirements as defined by the local jurisdiction.

Other duties/projects as assigned.

Performance Standards

  • Conduct Pre job meetings with Trade Partners at the start of each phase.
  • Update jobsite status on scheduling system on a daily basis.
  • Hold meetings weekly with Community Sales Associate and Community Development Manager.
  • Hold Safety meetings weekly with Trade Partner's & Shea associates.
  • Manage jobsite to keep Trench to Close of Escrow within 5 working days of original schedule.
  • Respond to option requests within 48 hours of submittal.

  • A minimum of 5 years' experience in the residential construction industry with specific experience in the categories of:
  • On-site construction of both multi and single-family residences
  • Local Off-site construction
  • Warranty Service
  • Minimum - High school graduate
  • College experience is desired with degree preferred
