Building Maintenance Mechanic

QUALIFICATIONS:

Candidates must hold a high school diploma, General Educational Development (GED), or

equivalency diploma and have one year of experience in general building/industrial maintenance

or building/industrial trades work (includes work experience with buildings and/or industrial

plants as a carpenter, electrician, mason, plumber and/or heating, ventilating and air conditioning

installers).

Non-Qualifying Experience: Experience limited to building cleaning is not qualifying. Building

cleaning is defined as activities primarily involving a variety of inside and outside building

cleaning activities including, but not limited to, washing walls and windows, polishing floors,

cleaning restrooms, and disposing of refuse.

REQUIREMENTS:

Candidates must have possession of a valid New York State driver’s license and certificates

appropriate to the vehicles, equipment, and/or machinery operated at time of appointment or

during the course of employment consistent with the needs of the agency.

SPECIFIC REQUIREMENTS:

  1. Demonstrated journeyman-level experience in electrical systems, including installation, troubleshooting, and repair of branch circuits, panels, motors, and control wiring in a commercial or institutional building environment.
  2. Demonstrated journeyman-level experience in HVAC systems, including the installation, maintenance, and repair of forced air, hydronic, or refrigerant-based heating and cooling equipment in a commercial or institutional setting.
  3. Working knowledge of low- and high-voltage electrical distribution systems, including the use of diagnostic instruments such as multimeters, megohmmeters, and circuit analyzers to identify and resolve faults.
  4. Practical experience with HVAC controls, including pneumatic, electronic, or direct digital control (DDC) systems, with demonstrated ability to calibrate, adjust, and troubleshoot system components.
  5. Experience reading and interpreting electrical schematics, wiring diagrams, mechanical plans, and HVAC equipment submittals sufficient to plan and execute repairs or installations independently.
  6. Possession of, or eligibility for, a recognized trade certification, journeyman card, or equivalent credential in the electrical or HVAC/refrigeration field, including but not limited to a valid New York State Licensed Electrician certificate, consistent with applicable New York State or local licensing requirements.

OVERVIEW:

This is semi-skilled work involving responsibility for the efficient performance of a variety of

maintenance and repair tasks for public buildings and facilities. A Building Maintenance

Mechanic may occasionally assist a journeyman-level maintenance mechanic in more complex

operations. The work is performed under general supervision permitting some leeway for

planning technical details of each assignment. Immediate supervision may be exercised over

unskilled helpers. Does related work as required.

Candidates must have good knowledge of the practices, tools, and materials used in the

maintenance and repair of buildings and equipment; mechanical aptitude; ability to follow oral

and written directions; working knowledge of the operation and maintenance of heating and

ventilating equipment; ability to lay out work for self and others; physical condition

commensurate with the demands of the position.

Building Maintenance Mechanic oversees and participates in the following work activities:

  • Perform general maintenance tasks to include plumbing, pipe fitting, low pressure steam fitting, carpentry, masonry and mechanical repairs;
  • Build, repair, and/or install cabinets, shelves, doors, paneling, flooring, windows, and locks;
  • Install and repair plumbing fixtures such as sinks, toilets, and showers;
  • Clean, maintain, and make repairs to boilers, pumps, valves, traps, compressor motors and generators;
  • Install and repair electrical wiring and equipment;
  • Perform masonry duties such as mixing plaster and concrete, laying walls, steps, floors and foundations;
  • Prepare surfaces and paint exteriors and interior of buildings and structures;
  • Operate boilers and air handling equipment, pumps, air compressors incinerators and other related boiler room equipment;
  • Assist in the maintenance of sewer and fire sprinkler systems;
  • Operate computerized controllers for various systems;
  • Participate in snow removal and ice control activities to include operation of snow plow and salt tractor;
  • Operate trucks, automobiles, air compressors, and other motorized equipment including routine maintenance and refueling;
  • Perform general grounds maintenance activities; and
  • Perform other tasks and responsibilities as assigned by the Director of Buildings, Grounds, & Transportation or another appropriate administrator.
