Job Title: Commercial Roofing Estimator
Job Description
The Commercial Roofing Estimator prepares accurate, competitive, and profitable cost estimates for commercial roofing projects. This role reviews project plans and specifications, performs detailed quantity take-offs, evaluates labor and equipment needs, and collaborates closely with sales, operations, and field teams. The estimator plays a key role in bid accuracy, margin protection, risk mitigation, and successful project execution across a wide range of commercial roofing systems and project types.
Responsibilities
- Review project plans, blueprints, and specifications to understand the full scope of commercial roofing work.
- Perform detailed quantity take-offs and material analysis for roofing systems, accessories, and related components.
- Develop comprehensive cost estimates, including labor, materials, equipment, and subcontractor pricing, for commercial roofing projects.
- Use estimating software and tools such as Bluebeam to prepare and document estimates and proposals.
- Prepare clear, competitive, and profitable bid proposals that align with company objectives and client requirements.
- Collaborate with sales, project management, and field teams to validate scopes, clarify assumptions, and ensure alignment on pricing and execution strategy.
- Evaluate and incorporate roofing system options, value engineering ideas, and alternative solutions to improve cost efficiency and project value.
- Interpret construction drawings and specifications to identify potential risks, conflicts, and cost impacts.
- Analyze bids for completeness and accuracy to protect margins and reduce project risk.
- Manage multiple bids simultaneously while meeting tight deadlines and bid due dates.
- Participate in pre-bid meetings and site walks to gather field information and verify project conditions.
- Support project handoff to operations and field teams by communicating key estimate details, assumptions, and risk considerations.
- Stay current on local building codes, safety regulations, and industry standards that affect roofing system design and pricing.
- Contribute to the continuous improvement of estimating processes, pricing strategies, and cost databases.
Essential Skills
- Minimum 3+ years of commercial roofing estimating experience.
- Proficiency in bidding and construction estimation for commercial projects.
- Hands-on experience with commercial roofing estimating, including TPO, EPDM, PVC, modified bitumen, BUR, metal roofing, and coatings.
- Strong skills in quantity take-offs and material analysis for roofing systems.
- Demonstrated ability to estimate labor, materials, equipment, and subcontractor costs accurately.
- Ability to interpret construction drawings, blueprints, and specifications.
- Experience preparing bid proposals and supporting value engineering recommendations.
- Proficiency with construction estimating software and digital tools such as Bluebeam.
- Strong analytical and mathematical abilities to develop precise cost estimates.
- High attention to detail and accuracy in all estimating work.
- Effective communication and collaboration skills for working with cross-functional teams.
- Ability to manage multiple bids and work under tight deadlines.
- Knowledge of local building codes, safety regulations, and relevant industry standards.
- Problem-solving mindset focused on cost efficiency, risk mitigation, and project success.

Work Environment
This role operates in a mixed work environment that combines office-based estimating activities with periodic visits to active or prospective job sites. In the office, you will work with estimating software, digital plans, and tools such as Bluebeam while collaborating closely with estimating, sales, project management, and field teams. You will occasionally travel to project locations for site walks, pre-bid meetings, and field verification of conditions. The position offers exposure to a wide range of commercial roofing systems and project types, a stable workload with long-term growth potential in a specialized trade, and the opportunity to influence pricing strategy, value engineering, and overall project success.

This is a Contract to Hire position based out of Muskogee, OK.
Pay and Benefits
The pay range for this position is $80000.00 - $130000.00/hr.
