Job Description:
The Preconstruction Manager leads the preconstruction process and resources that provide quality preconstruction services to both internal project team members and external clients. Elements include, but are not limited to, creation of conceptual models and budgets, quantitative analysis, order of magnitude and identification of other necessary factors to assist in constructability, schedule, phasing and staffing considerations. The Preconstruction Manager reviews the progress of existing projects to ensure their completion within the parameters of the established preconstruction services scope.
Provide conceptual cost modeling to a high level of confidence based on limited available information.
Develop detailed cost estimates for projects of all sizes and complexity.
Develop and review/comment on project purchasing plans and bid packages
Assist operations leaders in providing input for risk, procurement, and successful project execution.
Coordinate and manage a team of estimators establishing a preconstruction work plan that defines deliverables and responsibilities.
Confidently present and support work to internal and external clients.
Manage all aspects of the required preconstruction deliverables to a client.
Lead the review of work product and ensure all deliverables are accurate, complete and well-conceived in content and presentation.
Lead and manage project preconstruction team consisting of trade partner engagement, internal estimators, A/E and consultants, and owner through entire preconstruction phase.
Proficiently navigate and utilize tools (AI, BIM models, etc.) and effectively use the tools to Fortis' advantage.
Negotiate critical aspects of work with owners and trade partners.
Develop relationships, contribute to business development with clients and design teams.
Manage at least one team member, with responsibility for the hiring, development, performance management, and engagement of that individual.
Assist in other duties as assigned, relevant to the achievement of the position's and team's objectives.
REQUIRED QUALIFICATIONS
7 to 10 years of estimating, preconstruction and/or construction experience.
Bachelor's degree in construction management, engineering, architecture or a related degree program, or equivalent work experience.
Demonstrated knowledge of construction methods practices and project execution including practical knowledge of construction trades.
Understands benefits and limitations of different building types and systems.
Excellent verbal and written communication skills and flexible interpersonal skills.
Exhibits strong leadership qualities including being able to persevere through challenges and being results-oriented.
Able to consistently meet deadlines while still maintaining excellent detail orientation and quality of work.
Develop and maintain relationships with clients with a customer-focused orientation.
Comfortable prioritizing workloads and assignments.
Proven successful client relationships in the construction industry.
Must possess a valid driver's license and a satisfactory driving record in accordance with Fortis policy.
PREFERRED QUALIFICATIONS
Experience leading preconstruction services across diverse market sectors including science & technology, data centers, education, healthcare and commercial type projects.
Proven successful client relationships in the construction industry.
Proven leadership style that fosters internal collaboration and teamwork.
PHYSICAL REQUIREMENTS
- Work is performed in a professional office environment. Role is stationary, often standing or sitting for long periods of time, utilizing standard office equipment such as computers, phones, photocopiers, etc. Communication with internal and external contacts, including speaking and hearing is required. May occasionally push, pull or lift up to 25 lbs.
