About Us Greenstone Development is a vertically integrated NYC construction, development, and holding company. We file and build everything from Alt-1, Alt-2, and Alt-3 renovations to high-rise NB projects across Manhattan, Brooklyn, Queens, and the Bronx. The Role We're hiring a full-time, on-site Project Coordinator who is an expert in drafting details and construction document production and supports day-to-day project execution across an active pipeline of NYC projects. You will be the primary drafter and the bridge between principal, consultants, expeditors, and field.
What You'll Do
Produce and revise full CD sets (floor plans, RCPs, elevations, sections, wall types, details, schedules, structural, MEP, geotech, zoning) in Revit and AutoCAD for DOB Alt-1, Alt-2, Alt-3, and NB filings
Manage NYC DOB plan filing & submittals; track against project milestones
Maintain organized drawing files, version control, and revision history across multiple concurrent jobs
Liaise with PE/RA of record, expeditors, contractors, and DOB plan examiners to resolve objections and keep filings moving
Support code review (NYC BC, NYCECC, ZR) and ensure drawings reflect the latest codes and bulletins
Pull material specifications, and complete takeoffs to ordering and coordinating logistics with time line.
Required
3+ years producing NYC DOB-compliant construction documents (portfolio with filed Alt-1 / Alt-2 / NB sets required)
Expert in Revit and AutoCAD; proficient in Bluebeam Revu
Working knowledge of the NYC Building Code, Zoning Resolution, and NYCECC
Familiarity with DOB NOW filing workflow and PW-1/PW-2 documentation
Strong organizational discipline, ability to juggle 2-3 active projects without losing the thread
Clear, direct written and verbal communication
Bonus
Experience with high-rise NB or Type IB / Type IIIA & Type IV mixed-use multifamily
Exposure to LPC (Landmarks), BSA, DOT or DEP filings
Construction management or general contracting experience
Bachelor's or Associate's in Architecture, Construction Management, or Engineering (or equivalent portfolio)

Office & Commute Our office is in Bayside, Queens, with the Bayside LIRR station less than 50 feet from our door (Port Washington Branch ~25 min to Penn Station) and ample free street and lot parking nearby. Standard hours are MondayFriday, 8:00 AM 5:00 PM. On field days, you can drive or take the LIRR directly to project sites in Manhattan, Brooklyn, and the Bronx whichever works best for that day's schedule.
