The Project Estimator / Construction Management Specialist is responsible for preparing accurate budgets, defining project scopes, and managing during estimation to completion. This role serves as a bridge for all departments to ensure projects are executed efficiently, on budget, and in alignment with company standards.

Key Responsibilities

Pre-Construction & Estimating

Conduct job walks for potential projects and create clear, detailed scopes of work to be used for bidding.

o Coordinate with Alfonso to review and finalize pricing.

Develop Preliminary Budgets to evaluate project feasibility.

Collaborate with designers and architects to review job design and produce draft and final budgets.

Create initial project schedules to be uploaded and maintained in Monday.com by the assigned Site Supervisor once construction begins.

Construction Management Support

Once a budget is approved and signed:

o Review and execute subcontractor agreements, confirming pricing validity and sending approvals within 2448 hours.

o Provide Accounting with deposit amounts to invoice the client, ensuring timely material orders.

o Schedule and participate in pre-construction meetings.

o Order rentals and coordinate material deliveries for job start.

Generate Change Orders as needed during project progress.

Maintain ongoing coordination with Design, Architecture, Construction, and Quality Control teams to address any budget or scope-related questions.

Vendor & Subcontractor Management

Research, vet, and maintain relationships with qualified subcontractors.

Review all subcontractor and material estimates/quotes against plans to ensure accuracy, completeness, and scope alignment.

Verify construction material purchases against the approved budget before issuing orders.

Review subcontractor bids to ensure pricing is balanced and competitive across trades.

Continuously expand the subcontractor network to ensure at least 23 qualified bids per trade.
