ProFloors LLC, a leading Floor Covering Contractor based in Atlanta, GA is looking for a full-time Commercial Flooring Project Manager. This high-profile position entails being responsible for managing the completion of construction projects ranging from $10k to $7 Million + while serving as the General Contractor's (GC) primary point of contact. The successful candidate will be able to lead, work independently, be a team player, and take responsibility for conducting their work in a professional, accurate, and timely manner. An understanding of flooring types or processes is not necessary, although it is beneficial. Training on all types of floor coverings, materials and installation techniques and requirements will be provided. A thorough understanding of the construction process is necessary, however. The ability and willingness to engage in the business development process with existing and prospective clients are essential to being successful long-term. The ability to read construction documents, first-hand familiarity with active job sites, and a grasp of the contract, submittal, change order, scheduling, and close-out processes are required. Experience working for a general contractor or subcontractor is advantageous. Salary + Bonus Incentive *on each project makes this a unique opportunity for the right individual Essential Duties for Success: Acts as Primary Point of Contact and holds Responsibility for all aspects of project(s), from inception to final close-out and invoicing Work alongside Precon to develop and build out specific project budgets P& L responsibility for the overall coordination and success of each assigned project Manages General Contractor (GC) relationships, attends construction meetings, and coordinates with GC to maintain the project schedule Review and have a full understanding of assigned projects including : prime contract, plans, specs, scope of work, paperwork requirements, logistics, budget, materials, installation methods, and labor needs Initiate scope meetings with necessary parties such as sales, estimating, installation manager, site supers, sub-contractors, purchasing, prior to executing work Facilitate logistics, e.g., containers, freight, lifts, etc (with the coordination of the Production Team) Manage each assigned project within the RFMS (software) Billing Group module Release materials from vendors and arrange deliveries either internally through the delivery department or through freight carriers (with the coordination of the Production Team) Material Management: Track and audit material inventories throughout the project to ensure that material is being used properly Plans, coordinates, and oversees all tasks, critical dates, client and third-party interface and relations, as well as performance quality and customer satisfaction Generates and manages Change Orders Coordinate with Installation Manager & Production Team on how to meet the needs of the project schedule Create and Issue all Work Orders to the Production Team Ensure that all installations and testing take place according to specifications, manufacturer's guidelines, and established industry standards. Initiate and document any required testing, such as moisture testing, ambient conditions, substrate flatness, etc. Approve and manage project-related payroll, ensuring payroll is accurate Compile any required documentation from subcontractors such as e-verify forms, lien waivers, and certified payroll reports Track all cost labor, materials, and general conditions against the budget to ensure the profitability of each project Make periodic job visits to audit payroll, inventory, and quality Resolve any quality issues and ensure the timely completion of all punch lists Maintain a positive professional relationship with clients while developing new relationships & opportunities Willingness to travel 75% of the time to jobsites and clients' offices *some overnight travel might be required for out-of-town projects Requirements for Success: Excellent organization and time management skills Strong situational assessment skills with the ability to re-prioritize activities High-level problem solving skills along with the ability to forecast problems and prepare and present multiple options and solutions to address these problems Willingness to grow current relationships with customers, and develop new ones Strong interpersonal skills and natural ability, and desire to manage and supervise a unique combination of individuals High quality and integrity standards and confidence to demand the same from others.
