Monumental Builders, a MD based design build, construction management and development firm is seeking qualified Assistant Project Managers to fill openings within our organization. We are a boutique firm which specializes in Custom Homes $4M + and Multi-family CM, Design Build in the DC MD & VA markets. Job Skill Requirements:

I. Basic Skills Needed:

A. Organize and present data to Project Manager and or Principal. Use Excel spreadsheets to list and analyze data. Ability to use online, AI  and mobile Apps to update and document projects.

B. Ability to read and interpret design documents and shop drawings in the architectural, structural and MPE disciplines and understand the interconnection and coordination of the various trades as shown on these documents.

C. Express oneself clearly and concise in writing.

D. Use computer based project management systems; ie. JobTread or similar

E. Understand and read project budgets and WIP reports. 

G. Ability to understand, help develop and edit/implement trade scopes and do project buyout with the PMs coaching.

H. Forward by email, All Job Purchase Receipts, Owner Payment Applications, Subcontractor  Payment Applications, Purchase Orders and Vendor Invoices to our AI partner Adaptive. 

 

II. Additional Skills as a plus:

B. Familiarity with JobTread or Buildertrend is a plus but will train.

C. Ability to use scheduling software such as Microsoft Project

 

Job Tasks

I. Submittal processing:

A. Review the estimate and specifications to determine the required submittals from our team or our subcontractors and vendors utilizing templates.

B. Address conformance to the specifications.

C. Determine completeness of the submittals

D. Maintain submittal logs

 

II. Document Control and Processing:

A. Classify, log and distribute project documents through a computer based project management system. Determine what the document is and to whom it should go.

C. Determine if there is additional cost related to the document.

III. Change Control

A. Understand change implications of project documents.

B. Issue RFP's to subcontractors and vendors with appropriate instructions and documentation.

C. Pursue return of pricing for RFP's from subcontractors and vendors.

D. Track and regularly update T&M changes through the computer management control system.

E. Enter and track Change Orders to the owner from initial issuance of documentation to approval.

F. Make sure that backup documentation is thorough and complete.

G. Make sure that subcontractors have thorough and complete pricing for changes.

H. Track and update shifts and changes in the change orders to the owner.

I. Issue subcontract change orders for owner change orders and for work that is not attributable to the owner. Examine subcontractors change requests for unjustifiable costs and if necessary question subcontractor change requests.

 

IV. Progress Meeting Minutes

A. Modify AI Minutes and maintain and distribute weekly owner project meeting notes

B. Write, maintain and distribute weekly subcontractor project meeting notes.

 

V. Purchasing

A. Review contract documents and prepares RFP's with specific template trade scope descriptions for all trades per company procedures

B. Review proposals from the subcontractors and vendors for the items above, review with PM  and prepare purchase orders and subcontractor scopes from templates for review by the project manager/principal.

VI. Project Closeout

A. Make sure that required subcontractors are maintaining progress as-builts.

B. Collect and review final as-built documents.

C. Collect and review O and M manuals from Submittals.

D. Collect warranties from subcontractors as needed
