The Opportunity

As the Preconstruction Project Manager , you will be responsible for leading and coordinating all preconstruction activities for construction projects. You will work closely with clients, architects, engineers, and subcontractors to develop comprehensive project plans, budgets, and schedules that align with project objectives and client expectations.

How You'll Make a Difference

  • Project Planning and Scoping: Produce the SIS/SIR and other pertinent information regarding the viability of all GU sites Collaborate with project stakeholders to define project scope, objectives, and requirements for all GU projects. Develop comprehensive concept plans and strategies to meet project goals and client expectations. Conduct feasibility studies and site assessments to evaluate project viability and identify potential challenges. Represent these elements during the Scrub Call and NUR calls.
  • Budgeting and Estimating: Provide adequate project information to the construction teams so they may develop accurate project estimates. Track these cost estimates. Provide value engineering suggestions to optimize project budgets. Ensure these budgets are incorporated into project evaluations prior to the scrub calls and NUR call.
  • Scheduling and Timeline Management: Develop project concept schedules, milestones, and timelines in coordination with project teams. Identify critical path activities and potential schedule risks and implement measures to ensure timely project delivery.
  • Building Plan program: Execute plan orders, perform QC reviews, and deliver suitable building plans to the Construction Teams within the agree upon time frame.
  • Risk Management: Identify potential risks and challenges during the concept phase of preconstruction and develop mitigation strategies. Conduct risk assessments and implement measures to minimize project delays and cost overruns.
  • Client Relations: Serve as the primary point of contact for stakeholders during the concept phase of preconstruction for all GU projects - Maintain positive relationships with clients and ensure their needs and expectations are met throughout the preconstruction process.

What You'll Need to Succeed

  • Bachelors degree in construction management, Engineering, Architecture, or related field.
  • Minimum of 5-7 years of experience in construction project management, with a focus on preconstruction activities.
  • Strong knowledge of construction industry best practices, including estimating, scheduling, and value engineering principles.
  • Proficiency in construction management software and tools, such as Procore, Bluebeam, and Microsoft Project.
  • Excellent communication, negotiation, and leadership skills.
  • Ability to work effectively in a fast-paced environment and manage multiple projects simultaneously.
  • Excellent organization and communication skills
  • Must reside within one hours drive of a major airport
  • Travel required 60% to 75%
  • Must be authorized to work in the U.S.
