Position Department: Facilities Maintenance Position Type: Staff Full-Time Overview: This position performs work with a high degree of initiative and independent judgment. This position will oversee, and/or perform all work on university HVAC systems including the Island Sports Center. Primary expertise will be in troubleshooting various types of HVAC related equipment, performing and/or directing other employees on preventative maintenance, repairs and new installations. Will act as lead on all Robert Morris University HVAC installations and preventative maintenance plans. Will act as lead on all boiler preventative maintenance and will direct and/or perform all necessary repairs to hot water boilers. Will work with outside vendors on any HVAC related repairs, including building automation vendors. This position ensures that all HVAC systems are properly maintained and in proper operating condition for all Robert Morris University properties. Maintenance coverage is 24/7 365 days/year and overtime may be necessary to accomplish work assignments and/or shift coverage. Vacations (PTO) approval may be limited during peak activity periods. This position may be required to work as scheduled during university closings. Responsibilities:
- Provides leadership to less skilled employees who are assigned to assist on projects.
- Consistently makes proper decisions that ensure the work performed is completed in accordance with project guidelines set by management, and that the project is completed with a high degree of efficiency.
- Will act as lead technician on all HVAC projects on campus and will interact, direct, and inspect all work performed by subcontractors on behalf of the university.
- Will direct union and non-union employees on basic preventative maintenance requirements and direct and assist on all HVAC related repairs and installations.
- Diagnoses equipment problems and performs all necessary repairs.
- This position will have a flexible schedule and will require, on occasion the need to work overtime, weekends, and different shifts.
- Performs preventative maintenance, repairs and installation of all mechanical equipment such as: air conditioning units, heating equipment, refrigeration units, ventilation units, chillers, cooling towers, etc.
- Knowledge in the operation of CMMS (computerized maintenance management system).
- Working knowledge of building automation systems.
- Set and maintain proper building set-backs and holiday schedules to maximize energy savings.
- Receives and unloads delivery trucks.
- Performs snow removal work by using hand tools to remove snow and ice from steps, walks and ramps. Ability to operate equipment such as salt spreaders, skid steers, tractors and trucks to remove snow and ice from walks, ramps, roads and parking lots.
- Maintains a functional awareness of typical hazards of the workplace as well as special hazards that may be encountered; follows established procedures for dealing with such potential hazards, promptly reporting all accidents or injuries to the supervisor.
- Maintains tools, equipment and shop area in a clean condition and reports faulty equipment in order to maintain a safe work environment.
- Have the ability to work in confined spaces.
- Responds to emergency calls from any campus.
- May be called upon to help install or repair other equipment such as electrical motors, gas and oil operated emergency generators, transformers, pneumatic control systems, etc.
- Will drive on behalf of the university.
- Performs related work and other duties as assigned.
- High school diploma or GED required.
- Technical / trade school graduation or equivalent apprenticeship in HVAC required.
- Minimum of 7 to 10 years experience in the commercial HVAC trade.
- Minimum of 5 years of on-the-job experience working with direct digital control software is preferred.
- Knowledge of all tools, materials, methods and hazards of the trade. Skilled in the use of all tools of the trade. Knowledge of local and national codes as applicable to work.
- Strong background in blueprint reading.
- Must have the ability to receive work orders and follow orders verbally or in writing.
- Must have the ability to work without direct supervision.
- Must have the ability to work well with co-workers.
- Must be able to work from blueprints, shop drawings, sketches, technical manuals, or verbal instruction.
- Must be able to complete work and operate maintenance equipment in a safe and effective manner.
- Must be able to work outside in all types of weather conditions, in unpleasant areas.
- Must be able to clean spills of various substances such as body fluids or chemical substances.
- Must be able to maintain an acceptable record of attendance, punctuality and meeting deadlines. Must be able to work any shift, at any campus location.
- Must be able to work overtime, limit PTO (paid time off) during peak activity periods and work as scheduled during University closings when needed.
- Must adhere to all University and departmental policies, procedures, and safety regulations.
- Must have a valid drivers license, as well as the ability to drive different types of vehicles.
- Current NIULPE Certification 4th Class is preferred.
- Possess current CFC Certification / Universal.
