This is a P/T Superindentanst/Hnadyman position for a 3 family unit in Astoria Queens Srong experience in aparment renovations, knoweldge of light electrical,plumbing plastering, tiling and some carpentry. Should have own tools and reliable trasportation,should be available nights and weekends.Local resident preferred.

Taking out the garbage
Someone needs to take the garbage out of the rental property. This is a typical job of a building super. He or she should be know the NYC garbage laws This includes:
Knowing what days of the week the garbage is collected
Taking the garbage cans back in after the garbage is collected.
Knowing what time the garbage can be pulled out. Many areas will issue tickets if the garbage is pulled out too early.
Knowing which days of the month bulk items can go out, or know who to contact to arrange a bulk pick up. Line knowing the schedule and procedures for recyclables.

Keeping property clean.
A super has the basic obligation of keeping all common areas of the property clean. This includes picking up garbage, broom sweeping holes, and stairways, mopping and keeping all walkways clear.
Snow removal
In the winter, a super may have an additional obligation of shoveling snow. The responsibility to remove snow includes: NYC Sanitation law
Knowing how long after the end of a snowfall the sidewalks and walkways have to be cleared.
Shoveling sidewalks, walkways and driveways.
Salting icy patches.
Salting so that melting snow does not refreeze.

Handling tenant complaints:

A building super will serve as a middleman between you and the owner. When you have an issue with the property, please first contact the super.
Depending on the supers qualifications and the severity of the issue, the super may be able to handle the issue himself all call the owner.

Apartment turnover
When a tenant moves out of a rental unit, it will usually be some form of maintenance required before a new tenant can move in. This maintenance can include but not limited to:
Sweeping, vacuuming and mopping floors.
Replacing cracked floor or wall tiles.
Changing any burnt out lightbulbs.
Cleaning grout.
Painting the apartment.
Cleaning all appliances.
Cleaning bathrooms.
Making sure all plumbing fixtures are in working order.
Check for any plumbing or roof leaks.
Make sure heat and air-conditioning work.
Check all smoke and carbon monoxide monoxide detectors.
Checking all door and window locks.

Showing rental property
The super may show the rental property to prospective tenants when there is a vacancy. The super will give the prospective tenant the tour of the unit, and will collect a rental application if the tenant fills out one.
The landlord is responsible for screening the tenants and make sure they qualified to rent the apartment.
Small maintenance issues
Building supers have the responsibility of dealing with small maintenance issues. This it could include changing a door lock, fixing a dripping faucet or spackling a small hole, changing bulbs,Etc.
More advanced maintenance issues
The super may be asked to deal with more complex issues such as heating, cooling or plumbing issues.
Extra set of keys
The super will have an extra set of keys to each apartment. If the tenant locked themselves out of the apartment, the super will be able to let them in.
Your eyes and ears
The super should give the landlord a heads up if there is an issue. This could include a problem tenant, a tenant with an illegal pet, or a health and safety issue at the property.
