This is a safety/security sensitive position for purposes of the Arkansas Medical Marijuana Amendment.

ESSENTIAL DUTIES AND RESPONSIBILITIES: All City of Fayetteville supervisory positions require employees to demonstrate leadership competencies by exhibiting appropriate role modeling, and setting proper examples. In addition, all City of Fayetteville positions require the employee to provide good customer service to both internal and external customers, maintain positive and effective working relationships with other City employees (especially members of their own team), and have regular and reliable attendance that is non-disruptive. Other essential duties of this position include the following:

1. Perform supervisory responsibilities which may include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance, rewarding and disciplining employees; addressing complaints and resolving problems. Carry out supervisory responsibilities in accordance with the City's policies and applicable laws.

2. Responsible for conducting and overseeing construction and/or remodeling projects as assigned.

3. Obtain quotes and monitor sub-contractors' performance to ensure requirements of contracts are completed as approved by management. Answer construction related questions under guidelines established by supervisors.

4. Estimate quantities and secure pricing for materials and supplies needed for projects.

5. Conduct on-site inspections to ensure quality of work, adherence to project schedules, and compliance with safety regulations. Identify and assess preventive maintenance requirements.

6. Ensure adequate records are maintained regarding costs for assigned projects.

7. Perform and oversee general labor and building maintenance functions.

8. Respond to service calls for electrical, plumbing and HVAC repair.

9. Perform safety inspections of buildings and grounds.

10. Provide safety training for employees, including onboarding training for new employees.

11. Respond to emergency needs - severe weather, fire, and equipment malfunctions.

12. Perform other duties as assigned.

1. High School diploma or GED and four years of construction or construction related experience and one year of project management experience is required.

2. Valid Driver's License.

3. Must successfully pass criminal background check, including but not limited to convictions, guilty pleas, or no contest pleas to violent offenses. Must not have any felony convictions. Must successfully pass a Criminal Justice Information System (CJIS) background check to work in City-owned CJIS Secure Facilities and comply with FBI CJIS requirements with two weeks of employment.

4. Effectively communicate with others orally and in writing.

5. Ability to write reports, business correspondence and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, and internal customers. Ability to respond to common inquiries or complaints from customers, regulatory agencies or members of the business community.

6. Ability to meet stringent schedules and timelines and work independently with little direction.

7. Ability to read, interpret and apply policies, procedures, codes, rules and regulations.

8. Must be able to use a computer and related software. Knowledge of word processing and spreadsheet applications is preferred.

9. Proficient in the use of related maintenance and construction tools.

10. Must be able to use mathematics including addition, subtraction, multiplication, and division as well as the practical application of fractions and percentages.

11. While performing the functions of this job, the employee is regularly required to talk and hear. The employee is regularly required to stand, walk and sit; use hands to finger, handle or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch or crawl. The employee must occasionally lift and/or move up to 50 pounds.

12. While performing the functions of this job, the employee is regularly exposed to outside weather conditions; fumes or airborne particles; toxic or caustic chemicals; moving mechanical parts and risk of electrical shock. The employee is occasionally exposed to high precarious places. The noise level in the work environment is often loud.
