Responsibilities:

The Construction Department provides project services for large scale interior and exterior maintenance and repairs and replacements for FirstService Residential client associations; as well as remodeling and large construction and Construction Department projects for individual homeowners who live in these communities. The Construction Supervisor is responsible for the management and oversight of construction projects. Responsibilities include but are not limited to, corporate office, community/HOA, and residential services, project management, and supervisory responsibilities.

  • Ensure the Construction Departments is geared toward achieving sustained service excellence.
  • Evaluation and respond to NPS results on the Construction Department projects.
  • Develop client experience goals and implement client experience initiatives.
  • Oversee a communications culture and practice that is responsive to internal and external
  • clients in a timely and effective manner.
  • Provide support for Community Association Managers and clients on Construction Department related matters.
  • Assign responsibility and management workflows for all projects within the Construction Department.
  • Oversee inventory of tools and equipment owned by the Construction Department.
  • Oversee the generation of contracts and the accountability structure for contract fulfillment

for all the Construction Department projects.

  • Oversee the proper execution of contracts, indemnification and insurance for all subcontractor contracts executed by the Construction Department.
  • Properly manage the input of information into the field services system for all project work and project expense and revenue management so that invoices are received and generated timely and work is accurately and easily reconciled in the monthly report.
  • Manage the input for all bids and estimates in the required system.
  • Maintain all required licenses for the Construction Department and partner with Human

Resources on safety training and regulatory compliance for performance of the Construction Department project work.

  • Overseeing adherence to company policies by all the Construction Department employees.
  • Support the Director of Property Services with measuring and reporting the number of sales proposals generated, the value of each proposal and our success rate in closing deals.
  • Support the Director of Property Services with completing all budgets for them on an annual basis and updating the annual budget with quarterly forecasts.
  • Being accountable for top line revenue and bottom-line EBITDA results generated by the

Construction Department, including assessment of profitability by project managers and project types.

  • Approve all Construction Department operating expenses.

Additional Responsibilities:

  • Practice and adhere to FirstService Residential Global Service Standards.
  • Conduct business at all times with the highest standards of personal, professional and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify the supervisor of unusual equipment or operating problems and the need for additional material and supplies.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain a specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks and other related duties as assigned.
  • Perform in a full-time position assigned to the Corporate Office.

Supervisory Responsibilities:

  • Supervise and manage Construction Department positions/teams.
  • Assign, monitor, and manage tasks and responsibilities.
  • Organize workflow and ensure that employees understand their duties or delegated tasks.
  • Set goals for performance and deadlines in ways that comply with the company's plans and vision.
  • Evaluate performance on a regular basis.
  • Provide coaching and disciplinary actions, as necessary.
  • Prepare and submit performance appraisals.
  • Decide on reward and promotion based on performance.
  • Receive complaints and resolve problems.
  • Maintain timekeeping and personnel records.
  • Pass on information from upper management to employees and vice versa.
  • Recruit, hire, and train members of the team.
  • Ensure adherence to legal and company policies and procedures and undertake disciplinary actions if the need arises.

Education, Experience & Requirements:

  • Office management experience required
  • Five years of supervisory experience required
  • High school diploma or GED required
  • Associate or bachelor's degree in business field, construction/maintenance field or property management and/or at least 4 years of transferable work experience preferred
  • Proficiency in construction/maintenance supervisor role and Field Service CRM or similar system, strongly preferred
  • Basic proficiency in Outlook, MS Excel, PowerPoint, Word and Office365 strongly preferred
  • Proficiency in Apple iPhone systems preferred

Physical Requirements and Work Environment:

The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.

  • Ability to sit or stand for extended periods of time.
  • Ability to work indoors and outdoors.
  • Ability to lift, push and pull at least 50 lbs. and up to 100 lbs.
  • Reach with hands and arms.
  • Handle and grasp objects and equipment.
  • Repeat various motions with the wrist, hands and fingers.

Compensation:

  • $75,000 - $85,000

Travel:

Travel in the Kansas City metropolitan area required - 50%

  • Must possess a valid driver's license and the minimum essential coverage insurance for Missouri and must not have a record of a revoked or suspended license as determined upon review of the motor vehicle driving report or record in accordance with applicable law.
