Supervises, coordinates the work of employees who repair and maintain buildings/facilities. Prepares work schedules, assigns work, and oversees the work product. May be involved in new construction or modification of existing properties. Relies on experience and judgment to plan and accomplish goals. Performs a variety of complicated tasks. A certain degree of creativity and latitude is required.

Essential Duties and Responsibilities:

Manage all aspects of property maintenance and upkeep

  • Participate in all types of maintenance projects. Trouble-shoot, diagnose and correct minor air conditioning failures/heating failures.
  • Trouble-shoots, diagnose and correct minor appliance failures Repairs minor electrical problems.
  • Repairs minor plumbing problems.
  • Patch, repair and replace drywall and paint as necessary.
  • Manage apartment turn schedule
  • Developing and maintaining relationships with vendors, negotiating pricing, collaborating on approved vendor list, keeping vendor list updated and publishing the list for the properties.
  • Assists in monitoring inventory of: maintenance/cleaning supplies, facilitating accurate replacement orders
  • Re-key locks and cut keys as necessary
  • Incorporates both safety and customer service in performance of all job duties
  • Works with General Manager to meet and exceed the needs of the facility.
  • Working with General Manager in managing all maintenance-related and capital improvement activities within an assigned property.
  • Conduct preventive maintenance (PM) to ensure proper functioning, operation and maintenance of all equipment, including HVAC, plumbing, electrical and mechanical systems.
  • Oversee all work orders from start to finish
  • Participate in on-call rotation

Lead, Manage and Hold Your Team Accountable (LMA)

  • Maintains onsite maintenance by assisting in recruiting, selecting, orienting, and training employees; maintaining a safe, secure, and legal work environment; developing personal growth opportunities.
  • Work with General Manager to initiate personnel actions such as hiring, promotions, transfers, discharges, disciplinary measures.
  • Attend weekly L10 meetings with site team and supervisor team
  • Conduct daily team check-ins
  • Conduct weekly safety meetings
  • Drive performance within the leasing team to obtain monthly occupancy goals; includes coaching and accountability for new leases and resident retention.
  • Coordinate, plan and approve monthly resident activities, community newsletters and all written communication sent to residents and prospective residents. Monitor guest suite apartments for availability, nightly rates, cleanliness and stock items.

Requirements

Minimum Qualifications:

  • Education generally equivalent to a high school diploma
  • 2-3 years of multifamily community maintenance experience.
  • Excellent oral and written communication skills to effectively communicate with employees, customers, and vendors.
  • Senior-level HVAC, plumbing and electrical knowledge
  • 1-3 years of Supervisory experience
  • Operating budget management experience
  • Ability to utilize company software
