A flooring construction company in Seattle, WA is currently hiring for a Project Manager. This position requires a project manager who has experience working in a larger commercial flooring company and a history of managing projects with $500k - $1,000,000+ in revenue. This position requires 20% of travel all around Washington State. This position will also require working in the Oregon office for 60 days for training until moving to the Seattle, WA branch.

Pay:$90k - $160k/yr. (All depending on relevant job titles, size of commercial flooring projects managed, flooring company work experience...etc.)

Schedule:(7:00 AM - 5:00 PM PST; Standard M-F Morning Shift; 80% Onsite / 20% Travel)

Location:Seattle, WA (Airport Way) - Training in Oregon for 60 days prior to transitioning to the Seattle, WA branch.

***Open to relocation, but must be willing to travel for the final onsite interview in Oregon***

(Responsibilities)

+ Attend project hand-off meetings from sales and agree on the estimated budget.

+ Maintain accurate monthly project profitability reports and track progress.

+ Review contracts for scope, inclusions/exclusions (excluding contract signing).

+ Review submittal lists and shop drawings for accuracy and completeness.

+ Ensure material lists are complete ("full kit").

+ Manage ASIs, RFIs, CCDs, and all required reporting.

+ Update SOV percentages for timely invoicing each month.

+ Produce and manage change orders.

+ Oversee BIP buyout and management; coordinate field supervision.

+ Create in-house installer budgets, work orders, and track progress.

+ Attend on-site meetings.

+ Manage project schedules and update task management software.

+ Review material budgets and approve material procurement and delivery arrangements.

+ Conduct site safety and hazard assessments.

+ Coordinate testing and review results prior to installations.

+ Review and approve subcontractor invoicing; resolve invoice discrepancies.

+ Follow up on overdue payments (90+ days).

+ Coordinate in-house labor schedules and perform weekly 6-week look-ahead for resource availability.

+ Schedule weekly local pick-ups during scheduling meetings.

+ Update master construction schedule.

+ Prepare installer packets for BIPs and BF in-house crew (operation hours: 7am - 5pm).

+ Ensure quality assurance, safety, and profitability of projects.

+ Negotiate with clients and subcontractors.

+ Exhibit strong interpersonal skills.

+ Manage accounting tasks related to AR & AP, including collecting payments over 60 days.

(Requirements)

+ 4-6+ years of Project Management experience within a Commercial Flooring Company (please highlight as best and clearly as possible on resume for immediate consideration).

+ Experience with a large commercial flooring company and managing projects with $500k - $1,000,000+ in revenue.

+ Proficiency in Exepron, Reportex, and Measure Square.

+ Willingness to join a growing company with a niche business line.

+ Team player mentality with an all-hands-on-deck approach.

+ Ability to manage large construction floor installations.

+ Willingness to travel within WA (up to 4 hours travel time).

+ Ability to work 80% in the office and 20% on the road (all over WA besides Spokane)

+ Familiarity with task management software.

+ Site safety and hazard assessment experience.

+ Clean driving record.

+ Comfortability submitting to a drug test upon offer.

+ Small office environment.

(Performance Review)

+ Performance reviews will be held at a minimum annually. On an annual basis, the roles and responsibilities will be reviewed with the possibility of changes to the role and compensation.

+ The company supports you with a 90-day onboarding program. Performance will be reviewed after a 90-day introductory period and on an annual basis thereafter. You would be expected to be able to handle the Preconstruction process from start to finish.

+ Vacation. Prorated first year, 2 weeks annually, no rollover: as approved by management.

+ Quarterly Team Bonus of $1,000/quarter if the company meets the gross profit goal in that quarter. Paid out on the 30th of the following month.

The pay range for this position is $90000.00 - $160000.00/yr.
