Job Summary

Incumbents would be knowledgeable in skilled trades such as plumbing, electrical, HVAC/R, finishes, carpentry, masonry, roofing, locksmith, and preventative maintenance. Incumbent will have the ability to coordinate, oversee, self-perform, and assist in diagnostics and repairs of facility systems.

Essential Functions

Maintain, repair, and/or replace interior building components such as; ceiling systems, HVAC systems, electrical, plumbing, lighting, fixtures, painting and finishes

Maintain, repair, and/or replace exterior building components such as roofs, parking lots, garages, asphalt, concrete, lighting, masonry, and HVAC systems

Conduct preventative maintenance on and repairs electrical, mechanical, plumbing, boiler operations and controls, and climate and other control systems and devices; addresses and troubleshoots issues as and when needed

Perform assigned inspections on areas critical to systems infrastructure such as mechanical, boiler, electrical, riser and other rooms of a similar nature

Manage campus key and lock related work requests and complete as needed

As a work leader, leads maintenance team activities, as needed; work may involve

scheduling preventative maintenance repairs, preparing plans, and ensuring that staff follow applicable policies and procedures

Advise supervisor, superintendent, and/or site manager regularly on the maintenance needs of the campus

Lead and perform preventative maintenance of mechanical electrical and plumbing (MEP) systems

Lead and perform needed repairs, preventative maintenance, and inspections of campus vehicles and equipment

Prepare and/or maintain work orders, records, and other documentation utilizing the CMMS system

Maintain building automation system (BAS) schedule and setting as needed

Perform snow removal duties as needed including but not limited to, plow truck, spreaders, sidewalk work, as well as manual snow removal

Maintain awareness and knowledge of the assigned campus and or sites and reports and repairs deficiencies as needed

Perform after-hours standby requirements as scheduled or requested by Supervisor, Superintendent, or Site Manager

Performs other duties of a similar nature or level

Qualifications, Knowledge, Skills, Abilities and Physical Requirements

Minimum Qualifications:

High School Diploma OR equivalent (G.E.D.)

Six (6) years of continuous experience in a skilled trade

Valid Driver's License

Preferred Qualifications:

Current license in a specified building trade

Ten (10) years facility maintenance related experience

Knowledge, Skills and Abilities:

Knowledge of building maintenance principles

Knowledge of electrical principles

Knowledge of plumbing principles

Knowledge of carpentry principles

Knowledge of HVAC mechanics, repairs, software, and preventative maintenance principles

Knowledge of security alarm systems

Knowledge of locksmith principles

Knowledge of applicable hand and power tools

Knowledge of applicable equipment, vehicles, and machinery used in assigned area of responsibility

Skilled in performing basic electrical, plumbing, and carpentry activities

Skilled in operating applicable hand and power tools

Skilled in repairing drywall and painting

Skilled in reading blueprints, plans, and drawings

Adhering to safe work practices

Ability to communicate with internal and external customers on a daily basis in a professional and courteous manner

Physical Requirements

Positions in this class typically require balancing, climbing, crawling, crouching, feeling, keyboarding, grasping, hearing, kneeling, pulling, pushing, stooping, reaching, repetitive motion, standing, talking, visual acuity, and walking. The work is very heavy work which requires exerting in excess of 100 pounds of force occasionally and/or in excess of 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.

Incumbents may be exposed to hazardous physical conditions, such as, mechanical parts, electrical currents, and vibrations; atmospheric conditions, such as fumes, odors, gases, and poor ventilation; hazardous materials, such as chemicals, blood, and other bodily fluids; extreme temperatures; inadequate lighting; workspace-related movement restrictions; intense noise; other environmental conditions, such as, challenging behaviors, imminent danger, and threatening environment.
