JOB SUMMARY:
Serves as an active member of the Facilities Operations team. Provides collaborative input and strategic advice to the Facilities Trades Manager. Oversees the maintenance, repair, replacement and testing of all HVAC systems on campus. Responsible for the operation and management of a fully automated central plant, both heating and cooling. In conjunction with the Facilities Trades Supervisor, supervises all work performed by the HVAC mechanics related to the inspection, maintenance and repair of mechanical equipment in order to ensure buildings are operational, functional, and comfortable. Procures, leads, and supervises outside contractors to provide HVAC services, as required. Ensures that codes and safety standards are maintained. Serves as a 24/7 on-call employee and serves as an on-call supervisor on a rotating basis.
ESSENTIAL FUNCTIONS/DUTIES:

Responsible for the efficient and effective operation and management of a fully automated Central Plant, as well as the adjustment, maintenance, and repair of the system through troubleshooting either directly or through contractors and engineers.

As part of the Facilities Operations team, recommends and implements operational best practices, policies, and procedures aligned with industry standards through data-driven decisions that support the department's overall strategic priorities.

Assists in the hiring, training, and development of HVAC staff. Establishes training programs for all HVAC staff. Ensures continuous improvement and development through RISD competencies which align with and are supportive of RISD's mission and priorities.

Ensures effective preventive maintenance, repair and upkeep of all mechanical and heating equipment and other HVAC equipment, central plant equipment, automated boilers, and steam and chilled water transmission lines.

Ensures the proper operation and maintenance of all climate control equipment throughout the campus. Maintain compliance with air and water quality standards as applicable. Implement, administer, and develop operations and maintenance programs that can be expanded to support energy conservation efforts.

Procures outside contractors for specific capital and deferred maintenance projects as well as various routine maintenance and repair projects within the Facilities Operations group. Coordinates, oversees, and monitors work through completion and inspects quality to ensure compliance with the scope.

Responds to 24/7 emergency calls. Serves as an on-call supervisor on a rotating basis.

Actively participates in and contributes to the preparation, monitoring, and control of the Operational Maintenance, Deferred Maintenance budgets, and capital budget planning, to ensure that mechanical systems are adequate to meet future needs.

In conjunction with the Trades Manager, educates, communicates, and enforces terms of the Facilities Operations Manual. Provides input and recommendations to the Facilities Trades Manager regarding modification/updates to manuals.

Ensures that all safety and OSHA regulations are observed.
JOB QUALIFICATIONS/SPECIFICATIONS
KNOWLEDGE/SKILLS/EXPERIENCE REQUIRED:

High School Diploma or equivalent.

Valid Stationary Engineer license in the state of Rhode Island, or both Boiler Operator License and Refrigeration Machine Operator License in the State of Rhode Island

Minimum 7 years of experience in power plant, mechanical or other HVAC experience, with at least 3 years of supervisory experience.

Must possess knowledge of the operation and troubleshooting processes of automated boiler systems.

Strong customer service focus, with the ability to communicate effectively with a wide variety of individuals using both oral and written communication skills.

Demonstrated project management and/or vendor contract management experience.

Demonstrated cultural competence with an understanding of inclusion and diversity issues in the workplace, as well as the knowledge and skill to engage across a wide variety of individual differences and identities through meaningful interactions characterized by respect, mutual understanding, and reciprocity.

A sound working knowledge of computerized energy management systems and electrical and pneumatic control equipment required.

Demonstrated experience with conservation programs, inventory management, and purchasing.

Proficiency with computers, including working knowledge of software and enterprise systems such as Microsoft Office Suite and Workday.

Willingness and ability to continue job-related training.

Valid driver's license required.

Prior supervisory experience in a unionized environment is preferred

Knowledge in HVAC system design is preferred.
