Building Maintenance Supervisor Job Compensation:
- $20.57 to $25.71 Per Hour (depending on experience).
Building Maintenance Supervisor Job Responsibilities:
- Assist the Building Maintenance Manager in performing and coordinating maintenance and repair of building grounds, mechanical, electrical, and plumbing systems in accordance with local standards and codes.
- Checks and make necessary repairs and upgrades to heating and cooling fixtures, valves, vents, and piping as necessary.
- Supervise and schedule custodial staff, ensuring high standards of cleanliness and facility upkeep, ensuring timely completion of routine tasks.
- Performs and oversees janitorial duties associated with the various building sites of the agency, ensuring compliance with OSHA safety standards.
- Conducts routine facility inspections to identify maintenance needs and safety hazards; performs or coordinates necessary repairs, including doors, windows, and other fixtures.
- Ensures cleanliness and upkeep of interior spaces, such as glass surfaces, walls, stairs, floors, furnishings, and restrooms.
- Maintains inventory of maintenance supplies (tissue paper, paper towels, cleaning solutions, etc.) and coordinates procurement as needed.
- Assists with moving furniture, equipment, and tools between and within buildings, and supports event setup by arranging tables and chairs in meeting rooms and common areas as needed.
- Maintains building exteriors, sidewalks, and grounds by removing debris, reporting structural concerns, and performing seasonal tasks such as mowing, trimming, snow removal, and ice control to ensure safe and clean conditions.
- Assists with opening and closing of building(s) as needed.
- Respond promptly to emergency maintenance issues and participate in on-call rotations as needed.
- Utilizes UMOS vehicles to transport furniture, equipment, and other materials as needed.
- Attends meetings, workshops and conferences as requested.
- Performs other related duties as assigned.
Building Maintenance Supervisor Job Qualifications:
- Minimum of 5 years’ experience in building maintenance position with a minimum of two years of supervisory experience.
- Minimum of 3 years documented experience performing minor repairs and maintenance related to facility mechanicals (HVAC, electrical, plumbing, etc.), building structures (paint, repairs, etc.) and performing janitorial duties at one or more buildings.
- Knowledge of cleaning materials and compounds and related safety standards.
- The ability to safely operate equipment including but not limited to forklift, scissor lift, manual and power pallet jack, zero-turn mower, vacuum cleaner, floor buffer, other tools and power tools applicable, following OSHA safety standards.
- Must be willing and able to respond to fire alarm or police dispatchers’ requests to open and close buildings during emergency on off duty hours, adhering to emergency response protocols.
- Demonstrated ability to work independently and multitask.
- Must have reliable vehicle, valid state-issued driver’s license with valid auto liability insurance coverage and be insurable in accordance with Department of Transportation regulations to drive UMOS vehicles.
- Able to travel and work irregular hours and respond to emergency calls.
- Bilingual in English and Spanish is preferred.
- Must pass a pre-employment criminal background check.

Tools & Equipment Used:
While performing the duties of this job, the employee is regularly required to use various hand tools, power tools, and maintenance equipment, and typical office equipment. This includes, but is not limited to, wrenches, screwdrivers, drills, saws, ladders, cleaning supplies, phones, and computer systems. The employee may also need to operate specialized machinery such as HVAC systems, plumbing tools, and electrical testing devices.
