We are looking for a Preconstruction Manager/Senior Estimator that can thrive in a dynamic role with room for career growth in a small but growing business. Key Outcomes:
Within the first 12 months, the Preconstruction Manager / Senior Estimator will be expected to:
Prepare complete and accurate bids for $20M+ project value in the first year; averaging 14 projects per month (dependent on project size and complexity).
Achieve margin variance of no more than 5% between estimated and actual project costs upon completion of buyout phase.
Research bid sites and other resources to find potential projects in the $1M to $10M range.
Identify and implement at least three measurable improvements to estimating processes, tools, or templates.
Expand and maintain a qualified subcontractor and supplier database, increasing new qualified relationships by at least 20%.
Proactively identify and document project risks on 100% of bids, providing appropriate mitigation strategies.
Seamlessly coordinate with project managers, superintendents, and business development teams for project handoff and execution.
Attend pre-bid meetings, site visits, and client presentations, representing our company with professionalism and technical expertise.
Experience and Knowledge:
5+ years of commercial construction estimating experience for projects ranging from $1M to $10M+.
Deep understanding of the local commercial construction market, including pricing trends, subcontractor base, and market sectors such as retail, office, and light industrial.
Proficient in on-screen quantity take-off software, such as Bluebeam, and MS Excel or other estimating software platforms.
Experience searching and finding potential projects on public and private bid sites.
Skills and Attributes
Strong analytical skills with the ability to understand complex plans and specifications into detailed cost estimates.
Skilled at understanding complex drawings and specifications to build accurate cost models and scope of work narratives.
Clear and professional verbal and written communication with clients, architects, engineers, and internal teams.
Negotiation skills with subcontractors and vendors to ensure the most competitive and complete pricing.
Outstanding time management skills, capable of managing multiple projects simultaneously under tight deadlines.
Resourceful problem-solving abilities, especially with incomplete or ambiguous project scopes.
Team-oriented mindset with a willingness to collaborate closely across departments.
High ethical standards and commitment to transparency in all estimating practices.
Commitment to continuous improvement of skills, processes, and tools.
