Project Supervisory Team
Superintendent:
The superintendent is the onsite supervisor responsible for daily operations and also assists subcontractors to ensure job expediency
The superintendent duties may include:
coordinating project activities and serving as coordinator between subcontractors and architect with the job
participating in project construction projects and planning
processing utility requests for construction projects
representing the company regarding onsite construction quality control reviews
making recommendations and processing change order requests
reviewing punch list
assuring construction specifications are met
tracking deviation from project schedules
filling out daily reports
Communication between the project manager and superintendent is important to keeping the project on-time and within budget and providing a quality product.
Foreman:
The foreman assists the superintendent with daily project operations. The superintendent generally oversees all of the daily operation, but the foreman usually supervises a specific area by trade.
The foreman assists the supervisor by:
reviewing project plans and blueprints
providing input on estimated time, materials
developing schedules and crew assignments
inspecting work areas
evaluating employee and subcontractor performance
completing time sheets, accident reports
training employees
Superintendent On-Site Execution
Main Role: Oversees day-to-day construction activities on the job site.
Key Responsibilities:
Daily Site Supervision: Manages all field activities and ensures trades are working according to schedule.
Quality Control: Ensures all work meets company and code standards.
Safety Compliance: Enforces OSHA and site-specific safety protocols.
Schedule Execution: Tracks daily progress and adjusts field operations to meet deadlines.
Subcontractor Coordination: Manages and directs subcontractors on-site.
Problem Solving On Site: Resolves field issues in real-time (e.g., material delays, weather disruptions).
Inspections: Coordinates and ensures readiness for municipal and third-party inspections.
Reporting: Submits daily field reports, photos, and updates to the PM.
Materials Management: Confirms deliveries and inventories materials.
Punch List Management: Drives completion of final tasks for close-out.
